Overview of Job Description Classification: Exempt, Regular Full-Time Last Mile Investments (the “Company”) is looking to hire a disciplined Financial Analyst, who is energized to perform in a fast-paced, high growth, team-based environment. Located in Cincinnati, the Financial Analyst would be involved in all facets of the Company, including, but not limited to, acquisition and investment analytics, asset management reporting, capital markets analytics and support, as well as assist in investor reporting and presentations. Last Mile Investments, an affiliate with North American Properties, is a real estate fund management platform that is currently investing capital on behalf of Fund I, intending to acquire 15-20 retail assets per year and raise a series of commingled discretionary equity funds. The ideal candidate should have a strong passion for real estate and a 4-year bachelor’s degree. The Financial Analyst will be part of a small team working closely with the Venture’s Principals and must have proficient communication skills, can think independently, but unafraid to ask questions or seek direction. A positive “get it done” attitude will be critical to success. Last Mile Investments will likely hire two analysts in 2021 (early Spring and Fall). During this hiring process, both entry-level college graduates and candidates with up to 5-years of experience will be considered. Job title and compensation levels will vary depending on the candidate. Duties and Responsibilities Asset management/Investment projections and analytics Corporate finance analytics and reporting Quarterly investor reporting and presentations Liaison between accounting, asset management, transactions, and senior management Review tenant leases, rent rolls, operating statements, tenant recovery statements, and other financial statements Underwrite acquisition opportunities using Excel and ARGUS software Prepare investment materials and packages for potential investments Conduct market research on existing and future opportunities Property acquisition & disposition due diligence Capital Markets / debt and equity support, reporting and analytics Other ad hoc analysis and presentations Qualifications and Requirements 1-5 years of relevant work experience preferred (Co-op and internship experience included) BA/BS in from four-year college or university (Business/Real Estate focus ideal, but not required depending on relevant experience) Strong grasp of financial terms and principles necessary in real estate underwriting (IRR, NPV, Return on Cost, etc.) Ability to comprehend, analyze, and interpret various types of real estate documents, including leases, contracts, and financial statements Proficient in Excel, Word, and PowerPoint. ARGUS experience preferred but not required Experience with internal/external financial reporting and preparing presnentation materials is ideal Excellent communication skills (both written and verbal) Close attention to detail and strong organizational skills Ability to multi-task in order to meet deadlines Team player, strong work ethic, and passion to learn about the commercial real estate industry Must demonstrate professionalism with the ability to react objectively Compensation and Benefits Last Mile Investment’s Financial Analyst position will include an excellent benefits package that includes medical, dental, life, and 401(k). About Last Mile Investments Last Mile Investments is a partnership between North American Properties and the Last Mile Investments management team, and is a real estate investment management platform currently acquiring on behalf of Fund I, its Neighborhood Retail Fund. The focus within Fund I is on the multi-tenant neighborhood center with the following characteristics: i) assets located in highly convenient locations near the consumers home, work, or other stable traffic drivers; ii) assets leased to primarily internet and Amazon resistant retailers; and iii) a combination of stabilized assets and undermanaged/undercapitalized/value add opportunities. This particular strategy takes advantage of the structural trends in the retail landscape and offers a tremendous opportunity for investors in a yet unseen asset class.
