At the end of a low stone wall with well maintained hedging, a five bar timber gate opens to the tarmaced driveway which in turn leads to the double garage and the rear of Boskenna. An entrance porch with separate wc opens to the reception hallway with a turning staircase to the first floor and a door to the kitchen. Off the kitchen is a large utility with a door to another entrance vestibule with access to the garage. Off the reception hall is an impressive dining room and a spacious lounge both facing the garden and the views. The lounge has a door opening to the front sun terrace and a level front lawn. There are also two good sized double bedrooms and a large family bath/shower room on the ground floor. A turning staircase rises to a spacious landing with doors to four double bedrooms, one having an en-suite shower room, and a family bathroom. The fourth bedroom has interconnecting doors through to the annexe. There is also a very impressive, large second sitting room with patio doors opening to a balcony from which one can enjoy superb, far reaching views across the golf course, out to Trevose Head and the sea beyond. Boskenna has the added benefit of its own self-contained first floor annexe which would be perfect for dual occupancy or, as our clients have used it, as a holiday rental. The annexe offers versatile accommodation with a spacious living/dining room providing good views out to sea with a kitchen and bathroom off as well as a good sized double bedroom. The second double bedroom, which is accessed off the living/dining room through interconnecting doors, can serve as another bedroom to the main house. The annexe has its own separate access with a door from the driveway opening to a staircase which leads to the living/dining room. One of Boskenna’s biggest assets is its outside space and it boasts a broad frontage to the road with a large, level lawned front garden offering a good deal of privacy bounded by a low stone wall with hedging. A tarmaced driveway to the side of the lawn leads to the rear of Boskenna and culminates in a large parking area proving parking for several vehicles as well as giving access to the integral double garage. Seldom do such large and impressive houses offering such versatile accommodation become available in this prime coastal location, just a short walk from the beach and the golf course and an early viewing is wholeheartedly recommended by the vendors’ sole agent. 4 Ref: LCAA7872 LOCATION The setting of any property is often its most important attribute and it is indeed hard to find fault with the location of Boskenna standing proudly in the heart of Constantine Bay, just a short walk from the village stores, the very highly regarded Trevose Golf Course and of course, Constantine Bay beach itself. Boskenna is set in one of the very best coastal villages anywhere in Cornwall with immediate access to a very beautiful and immensely sought after part of the north Cornish coastline with one of the county’s most celebrated beaches offering all manner of seaside activities from rock pooling to surfing. Constantine Bay is situated in an Area of Outstanding Natural Beauty and has a clean beach which at low tide reveals an expanse of golden sand with smaller sheltered coves at its edges ideal for sunbathing and surfing. Constantine Bay links around to Treyarnon Bay where there is the renowned natural swimming pool at the bottom of the low cliffs which is easily accessible at low tide. The beaches are patrolled by lifeguards during the season. The nearby South West Coast Path provides breathtaking views and gives access to other nearby beaches and Trevose Head to the north which overlooks the mouth of the Camel Estuary and Daymer Bay. Not only is the rugged beauty of the Atlantic facing coastline instantly accessible, but the waters of the Camel Estuary open up a huge variety of other activities with fishing, kayaking, water skiing, windsurfing and kite surfing all taking place. The Camel Sailing Club at Rock holds racing throughout the season including national championship regattas for dingy classes. 5 Ref: LCAA7872 In Constantine Bay, and just a very short walk away from Boskenna, is a good sized local store catering for day to day needs and also Trevose Golf and Country Club offering a championship course and fine dining. Close by is the village of St Merryn which offers a range of day to day facilities including an excellent primary school and a gourmet pub. Padstow is famous for its vast array of excellent restaurants including Rick Steins ‘The Seafood Restaurant’ and Paul Ainsworth’s No 6 to name but two. Padstow has flourished due to Rick Stein’s seafood television programmes and there are a number of cafés and artisan shops throughout its narrow streets and around the harbourside with sea adventure trips and sailing club also. A little further along the coast to the south is Mawgan Porth and The Scarlet Hotel and Spa and beyond this is Jamie Oliver’s Fifteen restaurant at Watergate Bay. On the opposite side of the Camel Estuary is the resort village of Rock which is renowned for sailing, St Enodoc Golf Course and various top dining venues nearby, including those run by Nathan Outlaw. Wadebridge is the largest town in the area and has a sports centre and cinema as well as being on the Camel Bicycle Trail which runs from Padstow to Bodmin Moor. The nearest mainline train station is at Bodmin Parkway and road access to the area is good via either the Atlantic Highway or the main A30 dual carriageway which links to the motorway network at Exeter. Only a few miles to the south is Cornwall Airport Newquay at St Mawgan which offers internal and international flights including a regular service to London. The cathedral city of Truro is only 35 minutes’ drive away and is the county’s retail and administrative capital.
