The farm is situated on the western periphery of the hamlet of Sinclairston, some 10 miles east of the market town of Ayr. The nearby village of Ochiltree provides a range of services including a village shop, primary school and post office, whilst a more complete range of services including a supermarket and secondary schooling is available in Ayr. The city of Glasgow is located some 45 miles north and is easily accessed via the A77 and the railway stations at Ayr and nearby Auchinleck. There are regular sailings to Northern Ireland from the Port of Cairnryan which is some 50 miles distant, whilst the Port of Troon is located some 10 miles west and provides sailings during the summer months. Ayrshire is regarded as an area of high amenity and is renowned for its outdoor recreational activities. The area is home to two open golf courses at Turnberry and Royal Troon, together with a testing range of private and council courses. The area offers year round horse racing at Ayr and country pursuits such as fly fishing are available locally at the nearby Belston Loch, Rivers Doon & Ayr. Agriculturally the area is well catered for with a variety of agricultural merchants and a regional livestock market. DESCRIPTION Muirston extends to approximately 156.50 Ha (386.71 Acres) and is a productive livestock unit with a range of modern and traditional farm buildings. The farm is situated in an elevated position with attractive views to the Firth of Clyde and surrounding countryside. In recent years there has been significant investment in the farm buildings, with the addition of a new lambing shed and cattle court, together with the reconfiguration of existing buildings. The vendors have operated a programme of continual expansion which has included the acquisition of outlying areas of neighbouring land, to provide a truly commercial unit. The farm currently carries some 200 beef cows and followers and finishes some 1500 lambs annually. As well as comprehensive livestock accommodation the farm provides a family sized dwelling house. LOT 1 FARMHOUSE, OUTBUILDINGS AND 268.45 ACRES Farmhouse Muirston Farmhouse is a traditional farmhouse built on one and a half storeys of stone under a slate roof. The building provides accommodation for approximately 150 beef cows on slatted and straw courts with a central feed passage, galvanised feed barriers and calf creep. The original building has been extended and now incorporates two slatted lean-to’s which are of steel portal frame construction under a fibre cement roof and side cladding with brick walls beneath. 5. General Purpose Shed (95’0” x 47’5”) Steel portal frame construction with a fibre cement roof and side cladding with part block and pre-cast panel base walls. The building has a concrete floor and internal pre- cast concrete panel divisions with an external pre-cast concrete feed bunker. 6. Silage Clamp/Midden (55’ x 70’) Block walls and concrete floor Contained to the south of the main farm steading is the former Polquhairn Colliery which comprises a range of redundant brick built buildings. THE LAND The land at Muirston Farm is contained within a single block surrounding the farm buildings. The land is graded by the James Hutton Institute for Soil Research within Grade 4 (1) & 4 (2) and ranges between 160m & 180m above sea level. The land is set over 28 field enclosures of which approximately 220.98 acres are ploughable with 48.4 acres of barley grown in 2014. The remainder is in grass for grazing and forage production. Forming part of the farm to the south east is the former Polquhairn Colliery which provides a useful area of rough grazing. Overall the fences are in a good state of repair and water is provided to all field enclosures by either mains or natural sources. Access to the land is provided directly from the minor public road or from the network of internal farm tracks, which are of hardcore construction and are in a good state of repair. Building Plan LOT 2 ABOUT 53.15 ACRES Approximately 53.15 acres of Grade 4 (2) land over two field enclosures. The land is presently down to grass and is fenced by means of stob and rylock fencing. Water is provided to the field enclosures via a mains source and access is directly from the B7046 or the public road between Hayhill and Sinclairston. LOT 3 ABOUT 65.11 ACRES Approximately 65.11 acres of Grade 4 (1) land over three field enclosures. The land is capable of cereal production although is presently down to grass and is bounded by a stob and rylock fence with a top barb. Access to the land is from the minor public road and the land benefits from livestock handling facilities. DIRECTIONS From Ayr follow the A70 towards Ochiltree for approximately 7 miles. On entering Coalhall turn right onto the B730 for Drongan. Continue through Drongan and on leaving the village turn left onto the B7046 signposted for Sinclairston. Follow the B7046 for approximately 1.5 miles until the T-juncton. Muirston is signposted at the T-Junction. Proceed up the drive to the fork and Muirston Farm is on the right hand side.
