Miami-Dade stretches to accommodate American Dream Miami, North America’s largest mall Brian Bandell, Senior Reporter, South Florida Business Journal American Dream Miami wouldn’t just be the largest mall in North America; it would be unlike almost any attraction in the world for its scope of activities and potential economic impact. That vision for this mega mall, slated to open in northwest Miami-Dade County in 2020, has inspired both anticipation and trepidation. It’s sure to create thousands of jobs, lure more tourists and generate major tax revenue - an estimated $48.5 million locally and $93.6 million for the state. But the project could exacerbate an already difficult traffic problem, and the majority of its jobs would pay less than $25,000 a year. Triple Five Group, the owner of the Mall of America in Bloomington, Minnesota, plans to build the 6.2 million-square-foot retail and entertainment complex with 2,000 hotel rooms at the southwest corner of Florida’s Turnpike and Interstate 75. The $3.2 billion project is under county review for a comprehensive development plan amendment, along with the Graham Cos.’s proposal on a neighboring 309-acre site for 2,000 multifamily rental units, 1 million square feet of retail and a 3 million-square-foot business park. The first county commission vote in May is expected to trigger a state review. Coming together quickly Plans for American Dream Miami first came to light in March, and have been moving at a rapid pace with the strong backing of Miami-Dade Mayor Carlos Gimenez. -

Schermer South Florida retail is strongly responding to the hyper-speed pace of change in consumer tastes, expectations and retail development trends. Traditional retail is giving way to "destination development" with a focus on the experiential elements of the shopping trip. Live-work-play environments are developing that are drawing people from all demographic groups into urban areas. Brickell City Centre, Miami Worldcenter, All Aboard Florida's downtown Miami train station, SoLe Mia, Dania Pointe and Metropica are just a few examples of the projects coming to market in the region. Major expansion of the Aventura Mall, Sawgrass Mills and Bal Harbour Shops is also underway or planned, and in northwest Miami-Dade, a 5-million-square-foot mega-mall/theme park called American Dream Miami is slowly moving through the government approval process. Among the experiential offerings to consumers are a substantial number of dining and entertainment options, more space occupied by nontraditional tenants and enhanced e-commerce integration. Retailers are trying to cater to the increasing influence of millennials, who are playing a dominant role in retail sector changes, and Richard Schermer of Pathman Lewis says that in today’s shopping center business, experience is the buzzword and key to success. the increasing urbanization of both millennials and baby boomers, who desire the convenience of a walkable community with readily available shopping, dining and entertainment. Triple Five Group In climate denial, Miami-Dade gives Ok to build the largest mega mall in the US in low-lying lands near Everglades In yet another example of climate denial and lip service to climate resiliency, the Miami-Dade County Commission approved land use and zoning changes on May 17, 2018, that will allow mega mall developer Triple Five, along with The Graham Companies, to replace wetlands and farmland for the largest mega mall in the United States in Southeast Florida. With this latest decision, we have yet another example of a county commission that fails to see that the “emperor has no clothes”. Despite concerns raised by community leaders, environmentalists and impacted residents, the county commission voted 9 to 1 to approve the applicant’s requests. Commissioner Daniella Levine Cava was the only NO vote. In a tweet, she stated “I can’t support the approval of such a massive development that promises mostly low paid jobs, horrendous traffic, and that undermines the objectives we have for core transit development”. In what should be referred to as the “American Nightmare Mall’, developers want to build the largest mega mall in the United States close to the Everglades, bringing traffic gridlock to the edge of the county and consuming enough to power upwards of 1,400 mw/hr or enough to power nearly 40,000 homes a day. -

Some worry the neighborhood growth is too fast. By Jane Margolies March 24, 2020, 9:00 a.m. ET With its profusion of parks and shade trees, Coconut Grove is celebrated for being one of the greenest parts of sun-baked Miami. It has some of the best schools in the city, drawing students from all over the metropolitan area. And it has long been a magnet for artists, writers and musicians who have given the neighborhood a bohemian vibe. Page 2 But lately, Coconut Grove has become known for yet another thing: a real estate boom. The area did not experience much of the pre-recession wave of development that swept other Miami neighborhoods. But now, luxury residential towers by renowned modernist architects have been rising in Coconut Grove along Biscayne Bay, a snazzy hotel recently opened, and a well-known shopping center is getting a makeover. And boutique office buildings are going up, attracting brand-name tenants in the tech, finance and creative industries. The office square footage is a small fraction of that of nearby Brickell or downtown Miami, but the development is occurring in an area under six square miles, much of it zoned for low- and midrise construction. The fast pace of growth and gentrification is pushing out longtime residents. And it is raising a question about the neighborhood’s identity: Can the Grove grow without losing its groove? “We’re at a crossroads,” said Ken Russell, a city commissioner who also heads the board of the Coconut Grove Business Improvement District. -
