The site benefits from an outline planning permission granted by the Council on 1 October 2020 under reference P/116/19/OUT.

The planning permission is in outline format with all matters reserved except for access for the erection of 4no. semi-detached 3-bedroom houses and 2no. detached 4-bedroom houses with associated access, car parking and gardens.

An application for the approval of the reserved matters which are layout, scale, appearance and landscaping shall be made not later than the expiration of 3 years from the date of the permission and development shall be commenced within 2 years from the date of the approval of the last of the reserved matters.

Tenure

The land is to be sold freehold with vacant possession upon completion.

VAT

The land has been opted to tax for VAT. It is the intention of the landowner to charge VAT upon the sale price. An allowance should be made for the additional SDLT in that regard.
