The farmhouse is in a picturesque position, set centrally within its gardens and grounds of approximately 6 acres and is a short walking distance to the ancient village church and popular pub in Staple Fitzpaine. The nearby hills afford excellent opportunities for walking, cycling and riding, with several bridleways available in the locality, including the circular 13 mile Herepath. Staple Fitzpaine is approximately 5 miles south of the County Town of Taunton, which offers a wide range of shopping and leisure amenities, as well as an excellent choice of schools within both the state and private sectors. Leading from the kitchen is the spacious garden room with wonderful southerly views and double doors leading onto the patio area and garden. The kitchen exits through a lobby with access to the cloakroom/WC and further access to the rear porch. First Floor The first floor landing provides access to all four spacious bedrooms and the family bathroom. The master bedroom is well fitted with plenty of storage space, including a walk-in wardrobe, and benefits from an en-suite with a whirlpool bath, wash hand basin and WC. Mill Farmhouse has a south facing garden, which wraps around the side of the property and is primarily laid to lawn with a stream at the bottom. There are large patio areas and an attractive stone outbuilding with WC. Mill Cottage also enjoys a southerly garden and has a gravelled driveway sweeping around to the front of the property, which doubles up as an outside entertaining area. The garden is laid to lawn, enclosed by a combination of fencing. Beyond Mill Cottage is a large modern steel framed agricultural building, with four stables and hay barn, that provides dry cover and there are a further four stables opposite with a store/tack room attached. There is a large hardstanding parking and turning area leading to an orchard, which also provides access to the furthest paddock. There are additional outbuildings to include a large timber clad garage/machinery store with adjoining games room, both with double doors and there are further storage sheds and workshop areas. The paddocks are all enclosed by stock proof fencing, bordered by a stream to the south and wrap around the farmhouse and cottages. There are two bedrooms and a bathroom suite. Backing onto the annexe is a laundry room and sauna. Horseshoe Cottage and Primrose Cottage Horseshoe and Primrose Cottages are mirror images of one and another with accommodation set on just one floor. The front doors open into an open plan kitchen, living and dining room with wood burning stove and exposed stone chimney breast. There are two bedrooms and a fully fitted bathroom suite. Both cottages have character features to include exposed timber A frames. The cottage is built of stone elevations with brick quoin surrounds to the windows and doors, under a tiled roof. A stable door opens into the entrance hall, which provides access to a downstairs WC and the kitchen. The kitchen is fitted with a range of wall and base units, roll edge worktops, inset drainer sink, electric oven, four ring electric hob with extractor over and there is also space and plumbing for a washing machine. Next to the kitchen is the sitting room with an inset wood burning stove, large understairs storage area and stairs winding to the first floor. On the first floor there are three bedrooms, the master bedroom having an en-suite WC, and bedroom two benefits from a large built-in wardrobe. The bathroom is fitted with a suite comprising a panelled bath, low level WC and wash hand basin. Directions From Taunton, take the B3170 towards Corfe and after passing the motorway bridge, turn left signposted to Staple Fitzpaine. Proceed along this road and into the village of Staple Fitzpaine. Upon entering the village, Mill Farmhouse can be found on the right hand side about 50 metres before the Greyhound pub. Services There is a sewage treatment plant, which caters for the whole site, located in the garden of Mill Cottage. All properties have oil fired central heating. Mains water and electricity.     SOMERSET GEOLOGY-A GOOD ROCK GUIDE Hugh Prudden The great unconformity figured by De la Beche WELCOME TO SOMERSET Welcome to green fields, wild flower meadows, farm cider, Cheddar cheese, picturesque villages, wild moorland, peat moors, a spectacular coastline, quiet country lanes…… To which we can add a wealth of geological features. The gorge and caves at Cheddar are well-known. Further east near Frome there are Silurian volcanics, Carboniferous Limestone outcrops, Variscan thrust tectonics, Permo-Triassic conglomerates, sediment-filled fissures, a classic unconformity, Jurassic clays and limestones, Cretaceous Greensand and Chalk topped with Tertiary remnants including sarsen stones-a veritable geological park! Elsewhere in Mendip are reminders of coal and lead mining both in the field and museums. Today the Mendips are a major source of aggregates. The Mesozoic formations curve in an arc through southwest and southeast Somerset creating vales and escarpments that define the landscape and clearly have influenced the patterns of soils, land use and settlement as at Porlock. The church building stones mark the outcrops. Wilder country can be found in the Quantocks, Brendon Hills and Exmoor which are underlain by rocks of Devonian age and within which lie sunken blocks (half-grabens) containing Permo-Triassic sediments. The coastline contains exposures of Devonian sediments and tectonics west of Minehead adjoining the classic exposures of Mesozoic sediments and structural features which extend eastward to the Parrett estuary. The predominance of wave energy from the west and the large tidal range of the Bristol Channel has resulted in rapid cliff erosion and longshore drift to the east where there is a full suite of accretionary landforms: sandy beaches, storm ridges, salt marsh, and sand dunes popular with summer visitors.
