    Direzione Centrale Osservatorio Mercato Immobiliare e Servizi Estimativi NNOOTTAA TTEERRRRIITTOORRIIAALLEE Padova 1° semestre 2009 a cura dell’Ufficio Provinciale di Padova Francesco Mazzoccoli (referente OMISE) in collaborazione con la Direzione Centrale Osservatorio Mercato Immobiliare e Servizi Estimativi data di pubblicazione: ottobre 2009 Introduzione Realizzata dall’Ufficio Provinciale di Padova, in collaborazione con l’Ufficio Studi della Direzione Centrale OMISE dell’Agenzia del Territorio, la Nota Territoriale ha lo scopo di illustrare, in dettaglio, le dinamiche ed i livelli dei valori patrimoniali delle abitazioni alla luce degli effetti del ciclo immobiliare che ha attraversato gran parte del territorio italiano. Per affrontare questi temi l’Agenzia del Territorio, attraverso l’Osservatorio del mercato immobiliare, analizza i principali dati strutturali del mercato delle abitazioni dell’intera provincia e della città di Padova, indagando sulla distribuzione territoriale delle compravendite tra le diverse zone omogenee, ponendo in evidenza i dati più significativi ed illustrando l’andamento nelle zone più pregiate, in quelle più economiche ed in quelle caratterizzate da maggiore dinamismo del mercato. Sono analizzate, in particolare, alcune caratteristiche strutturali del mercato, trattate anche nel contesto della provincia e del capoluogo di provincia: ◊ il numero di transazioni normalizzate (NTN) nel I semestre 2009; ◊ la variazione percentuale del NTN e delle quotazioni rispetto al I semestre 2008; ◊ il differenziale delle quotazioni medie rispetto alla quotazione più bassa sia per i comuni della provincia sia per singola zona OMI all’interno delle città. 1 Inquadramento Provinciale La corografia in figura 1 evidenzia con differente grado cromatico i valori del NTN del I semestre 2009 per i 104 comuni che compongono la provincia di Padova.
