Description We understand that the Angela Cobbold Hall dates from the late 1930s, and was erected in memory of Angela Cobbold by her family after her death in 1936. Originally intended for use as a Sunday School, in recent years it has been used as an additional village hall facility to the principal village hall, a short distance to the north.

The building has an approximate gross internal area of 1,250 sq ft (116 sq m) with the accommodation comprising an entrance hall, main hall, office, kitchenand WCs. The building is seemingly ofbrick and block construction, which is rendered and colourwashed, under a pitched pantile roof with suspended wooden floors to part. There is a single storey flat roof extension to the side, which accommodates the offices, kitchen and WCs. To the front of the property is a area laid to tarmac for the parking of 4 to 5 vehicles, whilst to the rear there is a small area of unmade land that has been partly fenced. Prospective purchasers should note that the neighbouring property, The Old Stores, benefits from the right to park their cars on the strip of land immediately beside their property, as indicatively marked on the ground.

Planning During 2016 pre-application planning advice was sought from the local planning authority, District Council—ref: DC/PRE APP/16/1931. On 28th July 2016 Suffolk Coastal District Council provided officer advice stating that the existing use of the building would be classed as Community Use (D1), and any application would need to demonstrate and evidence that there is not the demand or need for employment or recreational use for the building before any residential use can be considered. Marketing the property for alternative employment or recreational type uses would need to take place for a minimum period of 6 months before the local planning authority would consider a residential use. A copy of the pre-application planning advice is included within the tender pack.

Overage An overage provision will be included within the sale contract stating that if planning permission or permitted development is granted/allowed for residential use on the site during the next 30 years, the vendor will receive 30% of the uplift in value.
