Torbay has extensive, leisure, commercial, retail and seaside facilities and is only a few miles away, whilst the marinas, yachting and boating facilities of Kingswear and Dartmouth are conveniently close. The area has long been appreciated for the combination of beautiful surroundings, accessibility and opportunities of water based recreation. Totnes is a bustling and thriving market town that retains much of its original character, full of interest with a wide range of good local schools, shops and recreational facilities including indoor swimming pool and boating opportunities on the River Dart. Dartmouth, at the mouth of the estuary, is not only an historic fishing and seafaring port but also home to the Britannia Royal Naval College. Communications The nearby town of Totnes is well connected and is just 6 miles away and has speedy access via the A38 dual carriageway to the cities of Exeter and Plymouth and onto the M5 motorway network. By train, the Intercity rail link at Totnes has several trains a day to and from London in just under 3 hours. By air, Exeter Airport, just off the M5 at Exeter is a hub for Flybe. The River Dart Whilst Home Farm has outstanding rural views to the river at Dittisham, a ccess to the River Dart can be gained from Galmpton Creek, Greenway Quay or at Stoke Gabriel. There are two marinas at Kingswear, only 6 miles from the property. There are pleasant walks through the National Trust woodland to Greenway a short distance from the property. Description Home Farm is a former farmhouse, probably dating back to the 19th Century that has been superbly extended and modernised in recent years. Electrically operated double gates lead to the tarmac drive with ample parking and access to the outbuildings and house. The splendid property has been extensively modernised to a high specification and ample light floods through the numerous large south facing windows. Internally the house is very flexibly laid out. The initial design brief was to reserve the best of the views and light for the master bedroom and the informal family accommodation. There are two further luxurious guest suites. The large formal open plan drawing room and dining room on the ground floor accesses the terrace and garden beyond through the French windows, which also provide a significant amount of light to flood into this room. The luxurious first floor has ample cosy space with the integral kitchen, breakfast and living room which also enjoy the best of the river views, especially from the generous balcony. The master bedroom, at the top of the fine oak staircase, is well sized, has its own south facing balcony, an ensuite bathroom and a dressing room. The specification is sophisticated with all bathroom fittings by Villeroy & Boch, the fitted kitchen by Barnes of Ashburton, extensive use of underfloor heating and air conditioning, and CCTV. There is also a “secure Room”. While house has been virtually rebuilt, the north end was always a separate cottage. While it is now integrated into the house for practical purposes, it retains it’s own front door, kitchen, living room and bedroom & bathroom on the first floor, now the third guest suite. (This area is coloured blue on the floor plan). The north end of the house has its own entrance, kitchen and staircase and can therefore be used as a guest suite or a holiday let (as shaded blue on the floorplan). There is an enclosed vegetable garden and many ornamental trees and shrubs. The area is very peaceful and therefore the garden enjoys lots of wildlife. In all, extending to approximately 1.25 acres. The drive is protected by electrically operated gates, with remote video entry and extends via the tarmaced drive to a gravelled parking and turning space. There is also a smart timber framed outbuilding providing two garages, a dog kennel and garden storage. Tenure Freehold Services Mains water and electricity, shared private drainage. Oil fired central heating. Rights of Way and Easements Home Farm owns the driveway to the public road, the first section of which (outside the electric gates) the neighbouring properties have rights of way (subject to a contribution to maintenance). In addition, the neighbouring Waddeton Court, enjoys a right of way which is rarely exercised, to its rear drive. The private drainage is shared with all of the properties in the hamlet. It is currently administered by the vendor who is prepared to either keep the responsibility or transfer it with the sale of Home Farm.
