Charlotte | North Carolina
south CHARLOTTE | NORTH CAROLINA SOUTH TRYON SQUARE | 1 EXECUTIVE SUMMARY THE INVESTMENT OPPORTUNITY 89% leased amenity-rich Class A opportunity featuring credit, upside and significant leasing momentum Holliday Fenoglio Fowler, L.P. acting by and through Holliday GP Corp. a North Carolina licensed real estate broker (“HFF”) has been retained as the exclusive sales representative for South Tryon Square, a premier, multi-tenant office building located in Charlotte, North Carolina. South Tryon Square is a “best in class” office building that benefits from Charlotte’s dynamic, thriving, and expanding economy. These factors, complemented by ideal market fundamentals, are the catalysts that make Charlotte’s CBD an extremely attractive office investment market for the near and long-term. Located at the epicenter of Uptown Charlotte, the asset is poised to experience strong future rent growth as investment continues to flow into the region and the office market tightens. South Tryon Square is a fifteen-story, Class A CBD office building developed in 1961, and extensively renovated in 1999. The renovation consisted of a complete re-skinning of the building and a full- remodel of the interior common areas/tenant spaces with premium finishes and several new building systems. Additional improvements occurred in 1999, including an eleven-level parking garage, hotel (air rights under separate ownership), and a 5th floor roof terrace. The offering’s parking garage consists of 698 parking spaces and a market leading parking ratio of 2.94 per 1,000 square feet — a very rare amenity within the Charlotte CBD. The Property features 237,186 rentable square feet and is easily accessible with its proximity to all major thoroughfares and local transit systems. -

Our charge is to respectfully restore the character of the area in a way that is modern, innovative and in demand for years to come. Second Ward is emotional and endearing for many who consider the erasure of its rich and positive sense of community a detriment to African Americans and the city at-large. We will develop a comprehensive mixed- use, mixed income community; and lead this project with thoughtful, sincere and transparent community engagement at the heart of our decisions. Our development approach and community outreach is inclusive and carefully balances reverence for the past and requirements for the future. -

March 2015 Tara Cavalline UNC Charlotte Hello Everyone! As We Move Into 2015, the ICRI Carolinas Chapter Has Big Things Planned
International Concrete Repair Institute www.icricarolinas.org Carolinas Chapter President’s Message March 2015 Tara Cavalline UNC Charlotte Hello everyone! As we move into 2015, the ICRI Carolinas Chapter has big things planned. But first, I’d like to take a minute to reflect on 2014. We held a highly successful MegaDemo at NCSU in May. This two-day event featured a wide array of presentations and demonstrations, and was attended by a diverse spectrum of members and guests. The Fall 2014 Conference in Charleston, SC included a boat and walking tour of the Ravenel Bridge in addition to a great lineup of speakers. The very popular WCA/ICRI golf and sporting clay events helped secure funds to support another student scholarship. Due to the leadership of Board Members Bruce Stoerkel and Ben Smith, a service project was completed at Transitions LifeCare in Raleigh, NC. And last but not least, a new year brings personnel changes… Please take a minute to thank our Immediate Past President, Doug Saunders, and our out-going Board Member Bill Fortuna for their service, and welcome our newest board members, Bob Crosser and Jim Hadley. Our Board of Directors strives to put together events that are both educational and enjoyable. Based on our planned 2015 events, this year should be another great one for our Chapter. Our Spring 2015 Conference in Charlotte will include a pre- conference social event at a Charlotte Knights game, several outstanding speakers (see agenda included in this newsletter), and a Hardhat Tour of Bank of America Stadium to observe and learn about the stadium renovations. -
