Make sure you are there in time for the sunrise. #1 Estate Cane, Frederiksted, St. Croix US Virgin Islands 00840 The Project Originally developed in 1993 as the Sunshine Mall, the Mall of Saint Croix will be undergoing a multi-million dollar redevelopment to provide a true mixed-use town- center to St. Croix. In addition to quality retail, the mall will combine medical, meeting and conference space, and government and private offices. The center will be reminiscent of the town square and public marketplace of the island’s past, remaining covered from the rain and sun, while bathed in natural light and the Caribbean breeze, through skylights, open air entrances, and patios that allow natural cooling and lighting of the common areas. 2 A new dining deck will provide a common gathering space with offerings focused on quality, experience, and customer service, with the ambiance of a Caribbean street side café, complimented by artists and musicians, with a back drop of an island rain forest garden. Although many languages are spoken on the island, including Spanish, the official language is English and the official currency is the US Dollar. As of the 2010, the United States Census placed St. Croix’s permanent population at 50,601 residents, with a part time winter population around 25,000. Today, economic estimates place the permanent population at around 65,000 people, with a median household income of $41,000.00. The Mall of Saint Croix will provide a significant retail opportunity for the island’s residents, filling a void. A number of other industries also contribute to the island’s economy, which provides a strong backbone for the redevelopment of the Mall of Saint Croix. St. Croix was once home to one of the world’s largest oil refineries, until on January 18, 2012, the refinery permanently closed. This had a major adverse effect on the economy of St. Croix and the entire U.S. Virgin Islands. Today the facility has reopened under Lime Tree Bay Terminals as a major international, inter-modal, transshipment port for petroleum and petroleum products. British Petroleum has purchased the refinery and will bring a completely modernized facility back on line by the end of 2019. This has returned almost 1,400 permanent jobs to the island with an expected in flux of over 1,200 contract employees. Governmental and other services are scattered throughout the island, and St. Croix does not have a mall or retail property that offers a central covered location in which to shop, dine, be entertained, and do business. Projected direct job growth from post-hurricane investment, and the reopening of the refinery and the petroleum facility it’s expected to draw many Crucians back to the island, increasing the demand for local goods and services. Non-direct job growth could triple the number of the direct jobs, with the potential 6 fold increase in population. 8 Pre-hurricane occupied retail sales per square foot exceeded $400. Pent up demand in all economic sectors for retail products, dining, and entertainment is prevalent across the island. The island’s population is familiar with most, if not all, US brands and have strong loyalty to such brands. There is no sales tax in St. Croix, which increases public buying power.
