Location High Wood is located within the village of Armathwaite, approximately 12 miles South of Carlisle and 13 miles North of Penrith.

Directions At Junction 41 of the M6 follow the A6 North towards Carlisle. Before High Hesket take a right turn to Armathwaite, at the T - junction turn right. The woodland is situated on the left of the road as you enter the village.

Description of Land A desirable block of amenity woodland on the outskirts of the village of Armathwaite extending to 4.78 ha (11.81 acres) of mixed hardwood and silver birch woodland.

Land Status The land lies within the Non Disadvantaged Area.

Tenure The property is offered for sale as a whole with vacant possession given on completion.

Sporting and Mineral Rights The sporting and mineral rights are included insofar as they are owned by the Vendor.

Environmental Stewardship The land is not currently entered into an Environmental Stewardship Scheme.
