Ground Floor

Oak parquet flooring lines the wide entrance hall at Manor Croft. It continues as you amble into the dining room that comfortably seats 12 people for a formal event. The sitting room, complete with log burner, keeps the place cosy in winter while the adjoining sun room, immersed in natural light, provides plenty of wamth in summer. The eat-in kitchen has an 8-ring hob and all the usual built-in appliances one needs for modern living. The utility room off the kitchen is large enough for double washing machine and dryer. At the east end of the house we have potential for a cinema/exercise suite complete with shower room.

It was 1997 when my husband and I were looking for a property large enough for ourselves and my parents who were coming to live with us. Our first priority was to find somewhere with a lot of ground floor space and the potential to extend, so we were extremely happy to find Manor Croft,” recalls the current owner.

“Mavesyn Ridware is a small village with a big sense of community. While it is off the beaten track, we’re not short of things to do and there are all sorts of special events such as Burns Night celebrations, the History Society Christmas dinner and visiting local theatre productions. We have our own Village Variety Show and plenty of choice of activities for children. There are some beautiful walks in the local area and we’re well supplied with the very best services just a little further afield, including excellent schools, medical facilities and shops.”

“The house and garden are perfect for family life and entertaining. The millpond at the bottom of the garden is a natural attraction for a huge variety of wildlife. Our friends with narrow boats are sometimes on the canal and we meet up for a picnic in the sunshine. The summerhouse, which looks out over the countryside, has been used for all kinds of parties, including as a saloon bar where we threw the unruly cowboys out of the swing doors! The large patio area looks beautiful in the evening as the lights are twinkling, whilst the Moroccan themed courtyard is a peaceful sun trap. We’ve enjoyed the harvests of apples from the orchard and we’re pretty much self sufficient in soft fruit and vegetables.”

“It’s impossible to choose just one favourite room. Patio doors lead from the master bedroom to a wisteria-framed veranda overlooking the garden and that is one of the most peaceful spots to sit and relax. The dining room comfortably seats 12 guests and has been the scene of many parties, including a tea party for grandad’s friends which was very special indeed. I must also mention the conservatory where the gin trolley is never empty!”

“Manor Croft is an amazing house which has enabled four generations of my family to live under one roof and I’m very grateful for that. The location is perfect as it is a traditional, country village with a huge variety of events to dip in and out of and I will certainly miss living in such a friendly community,” concludes the current owner.*

First Floor

A slight right turn at the top of the stairs leads into bedroom two, the main guest bedroom suite, complete with walk-in wardrobe and en-suite bathroom, including walk-in shower. As you make your way along the wide landing there are two further double bedrooms (five & three), one with built-in storage, the other large enough to accommodate a free- standing wardrobe. Down the corridor still, past the main bathroom you will find bedroom six, the single bedroom, that would be ample as either a den or a nursery. On your left at the end of the corridor is bedroom four, another generous double that faces on to the front of the house. To the right is the Master Bedroom Suite, complete with built-in storage, an en-suite shower room and a south-facing balcony terrace overlooking the gardens and paddock; it has ample space for two to dine.

Outside

With the lawn and paddock all facing south, the outside space is a beehive of activity almost all year round. The patio area, accessible via the sun room, kitchen or lounge/cinema could comfortably seat 20+ guests of a summer’s evening.

All will enjoy views of the meadow across the stream while, in the heart of the lawn, sits the ornately appointed Chinese Garden complete with striking red bridge. Adjacent to the Chinese garden is the Summer House which the current owner used, often to host garden parties, and which her children utilised as their own entertaining space with friends. On the east side of the plot stands the workshop and at 20sq.m there is plenty of scope; a log store is adjacent too.

On the west side of the plot, apple, pear and cherry trees are aplenty in the paddock which would be perfect for keeping ponies or smaller farm animals. It is accessible not only from the main house but also via a track that makes up the north and west perimeter of the property. This track belongs to Manor Croft with access granted to the local farmer and fisherman’s club.
