BUDGET RATIFICATION MEETING December 18, 2007 11:00 AM

All members are invited to attend the Pine Meadows Homeowners Association Annual Homeowners Meeting to be held at 11:00 am on Tuesday, December 18, 2007 at the main office located at 800 South Meadows Parkway #600, Reno, NV 89521.

Enclosed is the 2008 budget that is being presented for your approval. This budget has been approved by your Board of Directors; the dues will remain the same and shall not increase at this time. This may change in 2009, due to pending increases in water and utility costs.

The Board of Directors is committed to keeping the dues as low as possible while continuing to maintain the property at an acceptable level.

This year we have completed the asphalt repairs to the parking areas and tile roof repairs. We have ongoing repairs to the patio storage doors and the balconies, at this time.

A meeting of unit owners will be held on December 18, 2007 at the association management new office noted above to consider ratification of the budget. Unless at that meeting a majority of all unit owners reject the budget, the budget will be ratified. If the proposed budget is rejected, last years budget will be continued until such time as the unit owners ratify a subsequent budget proposed by the executive board.

If the budget is rejected, you will receive a notice stating such by December 31, 2007.
