SECTION 08705

GUESTROOM DOOR HARDWARE SLIDING BYPASS DOORS

A. RELATED DOCUMENTS

1. Drawings, General Conditions and Division 1 specification sections apply to this Section.

B. WORK INCLUDED

1. As part of Bidding, General Conditions require field investigation of existing conditions as related to Work of this Section.

2. The Contract Drawings and Keynotes delineate the type and extent of the Work for this Project.

3. Furnish and install hardware as here-in specified in Hardware Sets at the end of this section.

C. SUBMITTALS

1. Product Data - Submit the following to the Marriott Representative for approval:

a. Catalog cuts of all hardware items. b. Complete hardware schedule listing the manufacturer's name, catalog number, size, finish and location for each item.

2. Warranty: To go to the owner and property.

3. Templates: Furnish upon request when required to complete the work of other trades.

D. DELIVERY, STORAGE AND HANDLING

1. Each package shall be legibly marked and labeled, indicating item and location for which it is intended. Each marking shall correspond to the number shown on the approved hardware schedule. Each package shall contain the required screws, bolts, and fasteners necessary for installation of each hardware item.

1. Warrant all hardware free from defects in manufacture and operation for a period of 2 years after final acceptance by Owner. Hardware failing to comply with warranty shall be removed and replaced with new material including labor at no cost to Owner.

F. FASTENERS

1. Furnish fasteners of suitable size, quantity and material and in finish to match the lockset hardware.

2. Furnish machine screws for attaching hardware to metal.

3. Furnish full-thread type screws for attaching butt hinges to wood.

G. EXAMINATION

1. Examine areas in which work is to be performed. Report in writing to Marriott Representative all prevailing conditions that will adversely affect satisfactory execution of work. Do not proceed with work until unsatisfactory conditions have been corrected.

2. Starting work constitutes acceptance of existing conditions and this Contractor shall then, at his expense, be responsible for correcting all unsatisfactory and defective work encountered.

3. Where possible, reuse existing door hardware.

4. Field-verify location of existing hinge reinforcing and strike plate on door frame.

5. The contractor shall visually inspect the installation of all the hardware and shall note any discrepancies or errors in installation and operation in a written letter to Marriott.

H. HARDWARE LOCATIONS

1. Install hardware at the following mounting heights unless existing conditions dictate otherwise:

a. Hinges Top: 7" from head to top of hinge leaf. Bottom: 10" from bottom of hinge to finished floor. Intermediates: Equal distances between top and bottom hinges (Maximum 3'0").  Please Note: Align top of closet door

b. Lever Handles and 38" from finished floor to center line. Closet pulls c. Door Guards 54" from finished floor to center line. (45” at accessible guestrooms)

d. Dead Bolt 48" from finished floor to center line

e. Door Viewer (s) 57" (and 42") from finished floor to center

line. (42" at accessible guestrooms).

I. HARDWARE INSTALLATION

1. Coordination:

a. Fit and adjust hardware in accordance with manufacturer's packaged instructions.

2. Protection:

a. Reinstall wrappings furnished by manufacturer for protecting items.

b. Remove protection just prior to final acceptance as directed by Marriott Representative.

3. Sound/Smoke Seals:

a. Install sound/smoke seals with self-adhesive tape to frame stop at head, to frame stop at lockside jamb and to rabbet at hinge jamb. b. Ensure sound/smoke seals are properly seated to provide their intended functions.

4. Adjust doors so lockset can be easily opened with a key without binding between the latchbolt and strike.

5. Clearances between door and frame (at jambs and head) to be no greater than 1/8" + 1/16".
