Position Description: Legal Administrator

Reports to: Default Portfolio Manager

Education/Experience: Three to five years of experience working with residential loan foreclosures and or bankruptcy preferred. Knowledge of Fair Debt Collections Standards, Mortgage Collections and Loss Mitigation standards on conventional and government loans preferred. High school diploma required.

Purpose of Position: Monitor accounts that are in foreclosure or bankruptcy, ensuring adherence to investor and insurer guidelines are met. Communicate with assigned counsel, borrowers and stakeholders as needed. Complete required periodic reporting.

Duties & Responsibilities: (The essential job duties/responsibilities of the position are included in but not limited to the information listed below)

 Assign loans recommended for foreclosure to legal counsel, providing documents necessary for expeditious filing.

 Ensure that investor/insurer time frames for commencing legal action are met or delays are acceptable and adequately documented.

 Monitor accounts assigned to legal counsel, obtaining updates no less than monthly. Respond to inquires from counsel as needed.

 Prepare figures for reinstatement, bid auction and payoff purposes.

 Prepare documents necessary to progress legal actions such as affidavits of debt, loss mitigation, etc.

 Update servicing system with legal milestones and calendar events requiring action such as lis pendens, judgment, law/sale date, title vesting, eviction or ejectment.

 Handle bankruptcy notices and assist counsel with proof of claim preparation and subsequent payment tracking for Chapter 13 files.

 Coordinate the scheduling of mediations and assignment of Loss Mitigation Specialist to loans in mediation

 Complete periodic reporting or other duties as assigned by manager or supervisor.

 Other duties as assigned.

Office Conditions: Normal Office Environment. Ability to access all areas of the office to get supplies, perform filing, use files and work with customers. Work hours are Monday through Friday, 37.5 hours per week. On occasion, weekend hours maybe required. Working from home is not available with this position Direction of Others: None

Knowledge and Skills: Positive, organized professional with excellent communication skills sought to work with delinquent borrowers. Candidates should be well versed in the use of a personal computer, have proficiency with all Microsoft Office applications (WORD, EXCEL and OUTLOOK). Experience working with a PC based Collections Tracking software tool, investor/ insurer specific servicing requirements including FHA, VA and Fannie Mae and reporting applications such as FHA Connection, CMAX, VALERI, etc, is preferred.

Physical Exertion: Moderate amounts of bending and stretching for loan related filing.
