Acadia (NYSE:AKR), headquartered in White Plains, New York is a fully-integrated, self- managed and self-administered real estate investment trust. Through our REIT and Opportunistic Fund investment platforms, we are focused primarily on the acquisition, ownership, redevelopment and management of retail properties, including neighborhood and community shopping centers, urban high-barrier-to-entry street retail, and mixed-use properties with retail components.
As of June 30, 2014, Acadia, within its core portfolio and four opportunity funds, owned or had an ownership interest in 135 properties. These include street retail, urban, and dense suburban properties located primarily in the Northeast and Mid-Atlantic regions of the United States, Chicago, and Miami.
Acadia remains focused on delivering long-term, profitable growth for all of its stakeholders via its dual – core and fund – operating platforms and its disciplined, location-driven investment strategy. The company is accomplishing this goal by building a best-in-class core real estate portfolio with meaningful concentrations of assets in the nation’s most dynamic street-retail corridors and making profitable opportunistic and value-add investments through its series of discretionary, institutional funds.
Acadia is looking for a full-time Analyst to support the Development / Asset Management function.
Key Responsibilities Include:
Oversee the financial model for City Point, a major mixed-use, ground-up development project in Brooklyn. This includes updating projected cash flows, current budgets, incurred costs, equity needs, sources and uses schedules, and project metrics; coordination with Bank requisitions and involved 3rd parties. Lead efforts to increase value and deliver a best-in-class asset. Provide analyst support for a variety of value-add investments on behalf of Acadia’s Strategic Opportunity Funds, including updating Argus runs and budget projections; using scenario analyses to compare lease-up strategies and make recommendations to senior- level staff; Perform all financial analysis and oversight of the financial models; Report on the status of the development in regular meetings to senior executives. Prepare operating and development budgets and monitor performance against budget Assist in the performance of internal valuations and management of the external valuation process, and interface with third parties such as partners, lenders, etc. Assist in the financing and disposition processes of existing, owned assets Assist in the underwriting and due diligence process for the prospecting of potential investments
Qualifications:
Education: bachelor’s degree, excellent academic performance Experience: 2+ years of total work experience in commercial real estate, with strong experience in financial modeling and analysis Strong proficiency in Excel; Argus experience is a plus Ability to lead and provide direction to multiple project teams, both internal and external. Excellent communication skills (written, oral, and listening) Self-motivated, hardworking, and attentive to detail Ability to coordinate and manage multiple tasks efficiently Must possess a good attitude, commitment to teamwork
