THE OCEAN GALLERY PROPERTIES, INC BOARD OF DIRECTORS MEETING April 7, 2017 11:00am.

The Board of Directors executive meeting for The Ocean Gallery Properties, Inc. was held this date and time in the Clubhouse of the Ocean Gallery, 4600 A1A South, St. Augustine, FL 32080.

President Loughead called the meeting to order at 10:00am

Call to Order: Bill Loughead Fran Seawright Pat Walsh Steve Bielejeski Lea Boyd Kay Domke

Proof of Notice: Notice of the meeting was posted on the bulletin boards of the association and on Channel 8001 on April 5, 2017.

Approval of Minutes: Copies of the minutes were distributed to the Board of Directors. A motion was made by Kay Domke to approve those minutes. Fran Seawright seconded the motion and with all in favor, the motion passed unanimously. Exhibit A contract Real Estate Report: Premier Properties to date has sold 4 units or a total of $9918.13 in commissions. Exhibit B

Treasurer’s Report: Lea Boyd, gave a report of the reservation performance and financials of the company. See Exhibit C. New board member Pat Walsh provided a comparison sheet for the board. See Exhibit D. A motion was made by Kay Domke to accept the treasurer’s reporting. Fran Seawright seconded the motion and with all members in favor, the motion passed.

General Manager’s Report: Scot Simmons gave his Manager’s report. Items of interest were a new ‘Direct Paying Guest” contract that must be signed by that guest. Limiting the times that a realtor is able to show condos that are occupied by a guest, recent increase of the resort, bikes and beach chairs are popular but also problematic for staff and costly, researching adding another layer to the amenities to enhance the guest experience, such as a movie service similar to on demand, changes coming in the housekeeping department in regard to the cleaning companies that are currently used due to lack of job performance. Bill suggested charging a fee for each callback as a penalty. This has previously been discussed with the cleaning companies and was met with much resistance. See Exhibit E

Old Business: None

New Business: Carolyn Harbourt from the audience asked about renovations across the property during the summer months. Scott advised that he knows of three rental units that have renovations lasting four months. He also noted that we have tightened up the working hours of the contractors

With no further business, a motion was made by Fran Seawright and was seconded by Kay Domke and with all in favor to adjourn at 12:30pm.
