JOB TITLE Site Maintenance Officer

SALARY GRADE Grade 5 (£17,732-£20,118)

RESPONSIBLE TO Headteacher and School Office Manager

MAIN PURPOSE OF THE JOB To undertake the efficient maintenance of the building and site, including certain technical and administrative duties to ensure their most effective use. To ensure that the whole school environment and services are maintained to a high standard.

Main Responsibilities

 Monitor, operate and maintain appropriate site security systems, including opening and closing the building at the beginning and end of the school day and any other occasions that arise, lettings outside school hours and responding to call outs as necessary in order to provide satisfactory security arrangements. To ensure the adequate security of buildings at all times.

 Organise and carry out portering and cleaning duties during term time and carry out cleaning operations during school closure periods. To keep all caretaking cleaning equipment in a clean, working condition.

 To ensure all roads and paths on the school premises are maintained and clear of obstructions, and appropriate measures are taken to ensure safety in inclement weather. Take precautions against frost damage to internal and external water systems.

 Monitor, maintain and report any faults relating to the operation the heating and boiler systems and maintain appropriate records.

 Ensure that all relevant Health & Safety regulations and records are complied with. Maintain and monitor Health and Safety standards, reporting any failures to comply with the school’s statutory obligations in this area and ensure that contractor’s work meets Health and Safety Regulations. Maintain COSHH records and safely store, use and dispose of COSHH resources.

 To ensure all recommendations arising from health and safety audits, water risk assessments and regular maintenance inspections are acted upon

 To act as “Fire Warden” and assist with regular school fire-drills and recommend improvements to safety where necessary (termly). Regularly test fire alarms as specified in the maintenance officer checklist.

 To have an understanding and experience of Equality & Diversity and Health & Safety, Asbestos Management, Legionella Management, Fire and Bomb Management, COSHH and RIDDOR.  To adhere to the school’s Safeguarding Policy which safeguards and promotes the welfare of all children. Be aware and comply with all policies and procedures including H&S, Security, confidentiality, data protection etc. and report all concerns to appropriate personnel.

 To carry out various maintenance duties to ensure the general upkeep and maintenance of the premises. This may include undertaking or organising repairs and improvements (electrical, plumbing, glazing, joinery) in order to fulfil the school’s specific responsibilities as necessary.

 Plan and carry out a preventative, planned maintenance programme and undertake routine inspections of the buildings, fixtures, fittings, premises and grounds to assess for minor works or repairs required. Report any defects/issues to the Headteacher or School Offic Manager.

 Complete a Site Maintenance daily and weekly checklist.

 Direct workers and contractors to the site of repair and maintenance work, ensuring that their presence has been recorded, and that they adhere to all health, safety and emergency procedures. To inspect, monitor and record work performance for invoice purposes. Monitor work of cleaning staff and liaise with service provider on issues of performance and day to day tasks.

 Order supplies, via the Office Manager, in order to maintain the necessary stock of appropriate resources.

 Carry out/plan for minor decoration programmes/ improvement works as agreed with the Headteacher e.g. painting, erecting shelves, notice boards, as agreed with the Headteacher.

 Carry out banking duties as required. To take weekly dinner money and school monies to the Bank/post office as directed by the School Finance Officer.

 Carry out other duties appertaining to the use of the premises as may be necessary from time to time in accordance with the reasonable requirements of the Head Teacher.

 To undertake training as required as identified through a formal performance management process.
