RESIDENT PET POLICY & AGREEMENT

Tanner Spring is one of the few assisted living communities in the area to allow pets. We know the special place that your pet occupies in your life, so we will accommodate small pets in an attempt to make this a little more like home than you would find in other assisted living communities. There is a non-refundable deposit of $400 per pet as well as an on-going charge of $50 per month. The management will enforce the following rules and regulations in order to protect our building, grounds, residents and other pets.

1. Pets are allowed in the common areas of the facility only when entering or exiting the building. At those times, the animal must be on a leash or in a pet carrier.

2. Pets are not to exceed 20 pounds.

3. Residents are responsible for removal of all animal waste from the grounds and will also be responsible for any and all damages caused by the pet to the grounds, the interior of the building, the exterior and for injuries or damages to other residents and/or their belongings.

4. Residents will be advised of any and all complaints regarding their pet. A resident will receive notice of such complaint in writing and appropriate action or corrective action must be made immediately. Failure to comply with corrective action will be considered a violation of the rental agreement and may be grounds for a notice of cancellation of the rental agreement.

5. Clackamas County requires licensing of all dogs. Proof of such license must be submitted to the Administrator prior to move-in.

6. While Clackamas County does not require cats to be licensed, the management requires that all immunizations on all animals be current. Proof of current immunization, in the form of a veterinary certification, must be on file in the administrative office prior to move-in and at appropriate booster dates. Additionally, all cats must wear a nametag that includes appropriate identification to return the cat to you if it becomes lost.

7. Pets must be under control at all times. Dogs must be on a leash or in a pet carrier any time they are outside of their apartments.

8. Each resident is responsible for all care of their pet and must be able to safely care for their pet without assistance. Pet care is not a service provided by the facility.

9. In case of pest or flea infestation the facility reserves the right to exterminate the apartment at the expense of the resident and at the discretion of the management. Every effort will be made to exterminate at a time that is convenient for the resident.

10. All local and State regulations regarding animal control, care, abuse and/or neglect are to be adhered to at all times.
