REAL ESTATE MANAGER – JOB DESCRIPTION . Communication and interaction with Franchise Sales, Real Estate, and Construction with the focus on reducing the time from franchise agreement execution to store opening and managing new and existing franchisees . Continual review of existing market maps and completion of new market maps . Day-to day management of franchisees, deals, sites, and real estate contacts . Comprehensive site reviews and approval/non-approval of potential sites based on demographics, site qualities, trade area qualities, proximity/impact on existing stores, potential delivery areas, and other pertinent factors . Review, understand, and provide comments on Letters of Intent and leases for franchisees and real estate contacts . Ability to obtain and understand demographics for specific sites, trade areas, and regions for store placement and maximum market penetration . Act in a way representative of the company and brand at all times . Assemblage and presentation of site packs to Real Estate Director for site review and approval . Selling and maintaining the brand with developers, brokers, and landlords through attendance of local, regional, and national ICSC events, on-site meetings, and other communication mediums
