The Glen at Tamiment Property Owners Association BUDGET MEETING October 28, 2017

In attendance: George Kelly, Bernie Sopko, Linda DiGregorio, Karen Bastidas, Sam Phillips, and Edwina Wolfe

President George Kelly opened the meeting at 10am with all in attendance saying the Pledge of Allegiance.

There was no quorum. A motion was made by B. Leisten to adjourn the meeting at 10:01am; the motion was 2nd by S. Reisberg. The motion passed as unanimous.

A motion was made by G. Leisten to reopen the meeting at 10:01am; the motion was 2nd by D. Toscano. The motion passed as unanimous.

A motion was made by B. Leisten to approve the minutes of the August 5, 2017 meeting; the motion was 2nd by F. Hood. The motion passed as unanimous.

President’s Report – G. Kelly John Wolfington requested a meeting with the Board and 4 members of the Board met with him on September 22, 2017. Mr. Wolfington has purchase all the lots in Phase IV formerly known as Lehman Point who declared bankruptcy a few years ago. These lots were owned by the banks Starwood and PNC. Their intent is to build on these lots after they have the engineering completed. Some of the lots have to be changed due to size and possibly encroaching on the wet lands.

This will not be handled by any real estate agency. The selling and purchasing of these lots will be done on the internet. At this time he is trying to get some builders interested in purchasing blocks of lots. Right now he says RGB may be interested in purchasing a block.

The size of the homes will be 1600 sq. ft. to 2000 sq. ft. He did say he will be looking at $250,000 to $300,000 purchased price including lot. I guess the better way to look at this it could raise our real estate prices.

This whole endeavor is taken on by John Wolfington personally.

This was our first meeting with John Wolfington just to let us know what he is planning to do. After he gets all of the drawing stamped and approved we will have a detailed meeting with a path forward.

GAC Report – C. Gallas C. Gallas began the GAC report by reading an email she sent to the Board of Directors and GAC committee on October 27, 2017 citing the By Laws and saying the notification for this budget meeting was not done in accordance to the By Laws. K Bastidas responded saying the notification could not include the increase or reason for the increase because the budget hadn’t

1 been approved. She also said after she presented the budget to the GAC only 4 of the 9 members of the GAC responded.

There was a heated discussion for a few minutes. The board decided to close the meeting and asked for a homeowner to make a motion to close the meeting.

A motion to close the meeting at 10:20am was made by J. Porcoro; the motion was 2nd by B. Leisten. The motion passed.
