Sample Maintenance Standards

Interior Standards

FOR ALL ROOMS

Walls/Trim:  Are walls free of cracks/holes, peeling paint, dirt, mold and mildew?

Ceiling:  Same as above.

Floors:  Are floors clean and free of stains, rips, tears, holes, and peeling paint/finish?

Electrical Outlets:  Are outlets and cover plates in good shape?  Are GFCI’s tripping when tested?

Light fixtures:  Are fixtures intact with covers and bulbs?  Are proper wattage bulbs being used?

 Are ceiling fans mounted securely? Are blades secured?

Windows:  Do all windows open and close properly and lock securely? Is glazing intact and free of cracks/condensation?  Are screens present and in good condition? Are windows properly weather- stripped/tight fitting?

Doors:  Do all doors open/close and latch without binding? Do doors with locks properly lock?  Do exterior doors seal tightly when closed? Is the perimeter free of gaps?

Kitchen:  Stove/Oven: o Do all burners function? o Does the oven heat? o Are the stove top and oven clean and free of grease and grime build up? o Does the oven door open and close properly?  Refrigerator: o Are the refrigerator and freezer compartments working? o Is the interior clean? o Are the grill and coils clean? o Is the gasket intact and clean? o Are shelves and retainers intact?  Dishwasher: o Are there any signs of leaks? o Is the gasket intact? o Does the door open and close properly?  Disposal: o Does the disposal run properly with no unusual noises?  Sink/faucet: o Does faucet provide sufficient flow and is it free from leaks? o Is there a sink stopper/basket? o Does the sink compartment drain properly? o Are supply and DWV piping free of leaks?  Counter/cabinets: o Is counter free of cracks, stains, delamination? o Are seams well caulked? o Is backsplash intact? o Are cabinets and drawers intact, clean and operating properly? o Are handles in place and secure? o Are shelves in place?  General: o Is the area generally clean and free of dirt, grime, mildew and mold?

Laundry:  Washer:

o Has the interior of the dryer and vent system been examined and cleaned within the last year? o Is the duct material metal and free of holes, sags, etc.? o Is the gas supply line properly connected and secure?  Utility sink/drain: o Does faucet provide sufficient flow and is it free from leaks? o Does the sink compartment drain properly? o Are supply and DWV piping free of leaks? o Does the floor drain well?  General: o Is the area generally clean and free of dirt, grime, mildew and mold?

o Is counter free of cracks, stains, delamination? o Are seams well caulked?

Baths:  Commode: o Is the toilet properly secured to the flange? o Does it flush properly (toilet tissue test)? o Is it free of leaks (as best you can tell)?  Sink: o Does faucet provide sufficient flow and is it free from leaks? o Does the sink compartment drain properly? o Is a sink stopper present and functioning? o Are there any signs of leaks in under sink piping?  Tub: o Does faucet provide sufficient flow and is it free from leaks? o Does the tub drain properly? o Is a tub stopper present and functioning? o Are there any signs of leaks in supply or drain piping? o Does the shower diverter work properly? o Is the surround secure and free of cracks, mold and mildew? o Is grout/caulking intact including floor/tub seam?  General:

This material may not be reproduced for non-members without the express, written consent of the Disability Housing Network. o Is the bathroom generally clean and free of dirt, grime, mildew and mold? o Are grab bars, towel bars secure? o Are other accessories intact and secure? o Is the mirror intact and free of discoloration? o Is the medicine cabinet clean and free of rust and deterioration? o Is counter free of cracks, stains, delamination? o Are seams well caulked?

Basement/Utility:

 Electrical: o Are there any signs of overheating, fraying, loose connections in any exposed wiring? o Are panels intact and readily accessible? o Are breakers labeled and properly sized? o are lock on clips o Present for FAS and sprinkler system as required? o Any reports of electrical problems?  Water tank: o Is piping intact and free from leaks? o If tempering valve is present when was it last serviced? o Does the TV maintain desired water temperature? o Is the T stat set at normal setting?  Water supply: o Is the visible piping free of leaks?  Drainage: o Are there any signs/history/reports of sewer backups? o Are there any signs of leakage on the DWV lines?  General: o Are all major utility shut off locations properly labeled? o Is a list of locations posted/available for tenant/staff use?  Water treatment: o Is the water treatment system working? o Are tenants/staff adding chemicals as needed?  HVAC: o Are there any signs of equipment deficiencies (i.e. unusual noise, short cycling, leaks, etc.)?  Sprinkler: o Are there any signs of leakage at the tank, lines or heads?  Gas supply: o Are there any signs of leaks in the gas supply piping?

This material may not be reproduced for non-members without the express, written consent of the Disability Housing Network. o Are gas shutoff valves the proper type?  Sump: o Does the sump pump operate properly?  Mold: o Is there any evidence of mold in the basement or crawl space?

Foundation/Crawl:  Are the foundation walls free of signs of leakage?  Are the walls free of major cracks or signs of movement?  Is the crawl space dry?

Interior Stairs/Halls:  Are handrails intact and secure?  Are stair treads and tread coverings intact and secure?

Safety:  Are FAS and FSS operating and tested at least quarterly by housing staff?  Are CO detectors in place and tested regularly?  Are the FAS, FSS & CO detectors annually tested by a qualified inspector?

Exterior Standards

Grounds:  Are trees free of dead wood and trimmed to at least 6" away from building(s)?  Any signs of standing water?  Are yard drains clear?  Do they appear to be working?

Drive:  Is drive free of cracks (1/4" or more) and trip hazards (1/2" or more)?  Is drive free of holes, deep depressions (> 1" deep) or deterioration?  Are driveway drains clear?  Do they appear to be functioning?  Is asphalt sealed?

Walks/Patios:  Are walks/patios free of cracks (1/4" or more) and trip hazards (1/2" or more)?

Decks:  Does the deck appear to be structurally sound?

Roof:  Is roof covering free of cracks, curling, missing shingles, excessive deterioration, visible leaks?  Are vents and flashing intact?

Gutters/downspouts:  Are gutters clear and properly secured and pitched?  Are there any signs of overflowing gutters?

 Are downspouts clear, properly secure, and properly connected to storm crock or extended to splash block?

Siding/trim:  Is siding and trim intact and free of peeling paint, rot, mold and mildew?  Are awnings, metal conduit, etc. free of rust; peeling paint, mildew, etc.?

Foundation:  Is exterior of foundation intact and free of major cracks, peeling paint and deterioration?  Are mortar joints intact?  Are window/door wells intact?  Are grates or covers in place and secure?  Are foundation drains clear and functioning?  Are crawl space vents open/close as appropriate?

Chimneys:  Are chimneys intact and free of major cracks, peeling paint and deterioration?

Steps/ramps:  Are steps/ramps intact and secure and free of deterioration, rot, deteriorated mortar, missing elements etc..?  Are step handrails intact and secure?

Garage

Door(s):

Electric:  Do GFCI outlets trip on test?

Man Doors:  Do doors open and close properly?  Do the locks work smoothly?

Roof:  Is the roof sheathing free of rot and signs of roof leakage?

Floor:  Is the garage floor free of major cracks and trip hazards (1/2" or more)?

Other:  Is the AC compressor functioning (test if temp. is above 70 degrees)? Is the compressor free of debris?  Are retaining walls in good condition and free of loose elements and signs of movement?
