General Meeting March 4, 2008
The March 4th meeting of Governors Grant Property Owners Association was called to order at 7:04 p.m. by President Mark Lipinski. A resident's sign-in was circulated and roll call was taken as noted:

It was moved, seconded and approved that the minutes of the January annual meeting be accepted as submitted. President Mark Lipinski made a special presentation of a golf certificate to Billy Carter in appreciation for his years of unpaid service on behalf of Governors Grant POA. Board of Directors report from Reid Fleming noted that contracts for landscaping and pool maintenance are under review. Repairs to the pool pumps and the resultant damage from the pipe breakage last week are being investigated and are the top priority. He thanked Karen Campbell for her quick response to the situation. The damage may be reported to Nationwide insurance but at this time no decisions have been reached on filing a claim. ARC report by Mark Lipinski indicated that they are caught up on requests. Landscape Committee chairman Heidi Brown was absent. She reported no complaints. The Newsletter had some distribution problems in February and has a number of new volunteers doing delivery. The contact numbers for PPM and POA committees will be emphasized. Katie Fleming reported that POA has a sponsor for the March and April editions. Pool Committee will delay meeting until the 18th since many of their duties depend upon the pool maintenance contract. Karen Campbell reported the pipe breakage on the 29th have compromised the pumps, chlorinator and flow control. The new guttering has caused the mulch to wash out and will require new diverters, which Richard Katz will be securing. The pressure washing will be completed in late March and will extend the deck warranty by another two years. The committee will investigate snack and drink vendors for the cabana area. Swim Team met on the 3rd of March and will begin registration April 1st. On the 17th of April there will be a parents meeting. The 2007 Swim Team made a modest contribution to the Tuttle family following the death of their father. Swim team equipment was damaged during the water line break and will need to be replaced. Karen reported that the team also needs new lane lines, buoys, and a stop watch. Richard Shealey reported that the Land Acquisition is meeting with widespread support. With one exception, every resident on John Fox and Wigfall supports the concept providing there is a buffer. Doug Davis questioned the benefit to the entire neighborhood of this purchase. Price continues to be a concern for this project, as does the timing of the purchase. Location of a main water line may impact the proposed sales price as well. Security concerns were also mentioned since teens may tend to congregate in a poorly lighted area. Amy Morici noted that the neighborhood garage sale will be held on the 5th and will not require any sign- up this year. She will place an ad in The State newspaper. The Social Committee will discontinue the "Fourth Friday" events since fewer than ten folks participated. The Egg Hunt is set for the 15th of March but the Flashlight Egg Hunt is cancelled due to lack of interest and volunteers. She reported that the Welcome Committee will begin with all new residents in 2008. There was no practical way to catch up with new families from 2006 and 2007. New neighbors will be given a nice bottle of wine and a GG directory. Michele Pool will provide the names of new owners to Amy. Old Business The playground repair has been completed. The POA budgeted $1000 for additional mulch to be added and this is insufficient. Following a motion to expand the budget to allow for $1100, the vote was affirmative. Josh Daniels of PPM reported that GG is currently under budget due primarily to timing issues. He offered the check register to anyone who wished to review the expenses. Dues are delinquent at this time and $18,700 remains uncollected. A late notice has been mailed to each property owner affected. By the end of March those who remain delinquent will have a lien placed against the property. New Business Repair to the pool driveway will be completed prior to May 1st – PPM has secured only one bid thus far at a cost of $5,150. An additional cost of $50 per concrete bumper would be added. PPM will secure another bid for the project. Billy Carter noted that pressure washing for the clubhouse and both entrances is scheduled for Monday. It was noted that there may be a leak underneath the kiddy pool, which could have caused the spike in water fees for last summer. It was suggested that Amivar Leak Protection investigate. Repair/replacement of the pool pumps, motors and pipes as well as replacement of all items damaged during the leak will be addressed by the Board. The landscape contract, pool maintenance contract and pool staffing issues will be reviewed by the Board. The next POA meeting will be April 1st. The meeting adjourned at 8:35 p.m.
