Meeting called to order at 7:30 pm by HOA Chairman, Kathy Hendrickson

1) Treasurer’s Report: The Treasurer’s Report was presented by Myrna Janney. The treasurer’s report was discussed and accepted, 2) Secretary Report: Minutes of the July 2017 meeting are on the website.

Topics of Discussion:

Lien of Lot 13: The Rainbows Board unanimously voted to reject any compromise in the foreclosure of resident’s house. All communication should be directed to our lawyer. The foreclosure sale is set for October 10th. If resident pays the amount owed, no foreclosure sale is needed.

Tree trimming around street lights: Rainbows resident contacted the city as well as GRU to come and trim the tree around the streetlight. That was accomplished by the city.

Annual Meeting Announcement: The annual Rainbows neighborhood meeting is scheduled for Monday, November 6th. The meeting will start at 7:30pm and be held at the Forest of the Unicorn Clubhouse. An Agenda, 2018 Budget, and a Ballot for the election of Board members will be mailed to each homeowner prior to the meeting.

Delinquent Dues Policy: The Board has agreed to adopt a formal policy for collecting delinquent dues from our homeowner(s) who get behind.

1st Step: Friendly Reminder Letter – The Chairman will write a simple reminder letter to the homeowner(s) to remind them of their delinquent status and suggest payment options.

2nd Step: Formal 45-day Letter – The Chairman will send a formal 45-day letter request to become current on the dues to the delinquent homeowner(s). Consequences will follow if no response is provided by the homeowner(s) after this letter is sent.

3rd Step: Lien Filed on Property – The Board will take legal action to submit a formal claim for past due, uncollected fees against the title of the property. The Board intends to make sure that past due fees are not prolonged beyond 18 months.

4th Step: Foreclosure Sale – This is the last and only option to collect unpaid dues. After a foreclosure sale, the unpaid dues will be paid to the Board’s general finance account and the prior homeowner

Page 1 of 2 will no longer have their home in the Rainbows unless the debt is paid in full along with any associated legal fees and costs for filing the liens.

Hurricane Update: We had several trees uprooted around the South Pond. Our lawn maintenance gentleman, Michael, put the trees back up and saved us money in having them removed. He will be rewarded for his extra work in the clean-up with an extra month’s pay as a bonus and thank you.

Ducks: The Board is not responsible for the increased number of ducks in our neighborhood. We all agree that the ducks should stay at their discretion. Our neighbors should be mindful about feeding them.

Violations: To all residents, please make sure that you continue to pressure wash and maintain lawns appropriately. We appreciate your cooperation and assistance in keeping our neighborhood in such a wonderful condition.

Motion to adjourn was made at by HOA Chairman, Kathy Hendrickson at 8:50 pm.
