The initial acquisition was 6.65 acres, subsequently, an adjacent property was acquired bringing the total to 7.99 acres for development. The original concept behind the DEI land acquisition was to produce 44 single-family home lots. During the economic downturn, it became apparent that to ensure a return on investment (ROI), a higher density of buildable lots were needed to accomplish this, the property was up-zoned from single=family usage (RS) zoning to multifamily usage (RM) zoning. The new zoning allowed DEI the ability to design an apartment building complex which consists of 15 separate 2- story buildings. The project is named Woodhaven. The buildings are a mix of 4, 8, and 12-plex structures totaling 144 rental units which represent 166,856 square feet of habitable space. The individual buildings are clustered on 8 separate tax lots which means you have the ability to sell individual lots if desired.

Over the past three years, midsize law firms with 201-500 lawyers have nearly doubled their share of big-ticket litigation, to 41% from 22%, of the work that generates more than $1 million in legal bills, according to a new analysis set to be released Tuesday. The biggest firms—with more than 750 lawyers—are losing ground. During the same time period, their share of overall legal billings dropped to 20% from 26%, while midsize firms increased their market share to 22% from 18%. The figures are based on an analysis of $10 billion in legal fees by CounselLink, a legal software provider and a division of LexisNexis. That shift spotlights how clients' relentless hunt for savings continues to upend a profession in which marquee firms have long dominated lucrative corporate work. "The larger the firm the higher the cost," said Don H. Liu, general counsel for Xerox Corp. While he uses elite law firms for critical transactions, he helps keep the company's legal bills in check by sending other work to smaller law firms in St. Louis and other low-cost locations. "Big law firms don't have a monopoly on talent," he says. General counsel at many companies have become smarter shoppers since the economic downturn in 2008, when clamping down on legal costs became a necessity.

    June 29, 2012 DISH to Replace AMC With Commercial-Free HD Movies New Programming Also Slated to Replace IFC, WE ENGLEWOOD, CO -- (Marketwire) -- 06/29/12 -- DISH (NASDAQ: DISH) will replace three AMC Networks channels -- IFC, WE and AMC -- tomorrow at 11:59 p.m. ET with what the company believes is stronger movie and entertainment content. DISH will be providing HDNet Movies to replace AMC, and is offering Style and HDNet to replace WE and IFC. "HDNet Movies and HDNet are exciting offerings for our customers," said Dave Shull, senior vice president of programming for DISH. "These are networks that will bring great entertainment, including first-run, commercial-free movies in high definition to our customers. DISH is the only pay-TV provider that did not raise its core package prices in 2012. We will continue to fight hard for choice, control, and value in home entertainment." DISH notified AMC Networks earlier in the year of its decision not to renew its contract due to the channels' high costs compared to their relatively low viewership. DISH's actions come as AT&T and AMC Networks negotiate over what AT&T this week called an "excessive rate increase." "A significant portion of any pay-TV bill goes to fees for content providers like AMC Networks," said Shull. "AMC Networks requires us to carry low-rated channels like IFC and WE to access a few popular AMC shows. The math is simple: it's not a good value for our customers." AMC Networks has further devalued its programming by making its handful of popular shows available to consumers via iTunes, Netflix and Amazon.com.
