Woodmen Pointe Homeowners Association, Inc. Meeting of the Board of Directors #7680 Fargo Drive June 22nd, 2011 6:30pm

CALL TO ORDER: 6:42 PM

ATTENDANCE:

Board Members: Bruce Brian, President; Steve Bauguess, Vice President; Todd Gripentrog, Treasurer; Bernadette Hair, Secretary; Scotty Glaze, Member at Large. Absent: Steve Phillips, Member at Large.

Owners/Occupants: None.

BOARD BUSINESS:

I. Treasurers Report: None.

II. Homeowner Business:

a. #7380 Chancellor Drive: Request for variance regarding placement of window conditioner unit was denied. Steve Bauguess motioned for denial, Scotty Glaze seconded. All were in favor.

b. #7635 Fargo Drive: Homeowners notified the HOA board that sod was being torn out and replaced. Mention was made that this was noted and appreciated.

c. #7480 Chancellor Drive: Notice was sent out regarding deteriorating landscaping. Homeowners recently purchased the property and requested a one month extension; new owners are hiring a landscaper to repair landscaping. Bernadette Hair motioned to approve request for extension, Scotty Glaze seconded the motion; all were in favor.

d. #7680 Manston Drive: Homeowners requested approval of a proposed payment plan to bring up dues arrears by June 15th. Request approved. Motion was made by Bruce Brian, Bernadette Hair seconded the motion; all were in favor.

1 e. #4625 Pascal Court: Board discussed need to assume responsibility for property. Rent monies will go to property manager, who will then collect fees. Bruce Brian proposed authorizing attorney to file for receivership on property. Todd Gripentrog seconded the motion; all were in favor.

f. #4655 Pascal Court: Homeowners requested a payment plan of $200 a month to bring up arrears totaling $1,173.00. Bernadette Hair motioned to approve (with caveat), Steve Bauguess seconded the motion; all were in favor.

III. Other Business:

a. GRAFITTI: Neighborhood mailboxes have been tagged and graffiti has since been cleaned up and removed.

b. DOG WASTE SIGNS: Bruce Brian placed order for 6 signs to be purchased. One will be placed at the east Chancellor cul-de-sac, two will be placed at the west Chancellor cul-de-sac, another will be placed on Fargo and the last two will be placed on the path to Buckskin Charlie Park off of Manston. Total expenditure - $185.59.

c. NEW SIGN ON MANSTON: Revocable permit for new Woodmen Pointe Sign held up in legal processing; may be approximately 6 weeks before approval can be made. (*update – sign has been approved and notification has been given to proceed.)

d. WEED CONTROL/TERRANOMICS: Discussed were issues with the rapid growth of weeds and neglect thereof. Steve Bauguess to follow up and complete walk through of HOA owned property with Terranomics. Bruce Brian requested Steve Bauguess also follow up on the request for the repair of property located at #7455 Chancellor Drive (damage due to workers servicing the lot adjacent the mailboxes at the corner of Chancellor and Fargo). Bruce Brian to follow up with Ann Jagitsch (Haley Realty) in regards to the contract with Terranomics and regulation thereof.

e. LANDSCAPING: Also discussed was the need to maintain landscaping, particularly at the front entrance (Descartes). Bernadette Hair to follow up on bids for landscape maintenance. Proposed was an expenditure amount of $1,500 to be paid annually. All were in favor.

f. HOA BOARD MEETING CHANGES: Because of scheduling conflicts, meetings have been changed to the 2nd Wednesday of every month. Please see below for the time and date as well as location of

2 the next board meeting. As always, HOA board meetings are open to the community and members are welcome to attend.

IV. Business Completed:

a. MOLES: Previous mention was made in regard to the condition of the trees lining Descartes and the problem with the number of moles burrowing in the hill evident by the grass on the hill. Property evaluation had been completed and work has been done to eliminate moles.

b. FENCE STAINING: Fence power washing and staining (pickets located in between stucco posts) has been completed.

c. ANNUAL COMMUNITY YARD SALE: The annual community yard sale held on June 17th and 18th was a huge success! Thanks to everyone who participated.

COMMUNITY REMINDERS:

 LITTER/TOTERS: Please help keep our community clean by disposing of your trash properly. Again, large 90 gallon recycling toters with lids are available if needed. This helps to keep litter to a minimum, especially during our windy months. Often refuse will blow out from the smaller open bins and others in the community are picking that trash up. Small recycling toters may be picked up and replaced with the larger ones by calling Colorado Springs Waste at #634- 7177. As a reminder, toters need to be returned to their place of storage within 24 hours of trash pickup.

 WATERING/WEEDS/YARD CARE: Please remember to water and maintain your property, including the area between the sidewalk and street. Watering during early morning or evening hours helps to defray cost, especially during these warmer months. There have been numerous complaints in regards to decaying yards and weed issues; owners of property with weed issues or decaying lawns or trees will be notified to take immediate action.

 TREES: If trees have been staked any longer than 2 growing season, the stakes should be removed. Call Steve Bauguess at 596-9008 for assistance removing posts.
