VILLAGE DESIGN STATEMENT

IN THE PARISH OF BREASTON

The parish of Breaston is situated to the west of Long Eaton, to the east of Wilne and Draycott, south of Risley and at the south the river Derwent.

Statement

1 To resist any large alteration in the parish which will affect the overall infrastructure of the village.

1.1 GREEN BELT

To prevent the encroachment of Long Eaton.

To prevent a general urban sprawl.

To preserve the village settlement.

To preserve the countryside within the parish.

To retain the tight Green Belt around the village to ensure that the village remains a separate settlement.

Any development in the Green Belt must not affect the infrastructure of the village.

1.2 CONSERVATION AREA

To preserve or enhance the centre of the village.

To ensure that any development will not be detrimental to the conservation of the existing area.

1.3 HOUSING

Large developments to be rejected due to the effect on the total village and all its facilities.

Housing provision to be limited to infill within the village.

Up grading of properties

Property extensions.

1.4 EMPLOYMENT

The current employment facilities should be fully used, maintained and improved to enhance the employees 1 village environment.

1.5 RECREATION

To ensure that the current open spaces are maintained and improved subject to funding.

To promote and rectify the shortfall of public open space. .

To ensure the provision of public open space in the local plan is retained and obtained. To review and improve footpaths, bridle paths and the up graded multi user trail .

To investigate any new requirements or requests for improvements in recreation .

1.6 SCHOOL

Although it is the Derbyshire County Council responsibility to provide all school facilities the improvement and development has to be considered when planning for the future.

To promote where appropriate replacement of classrooms and repair of buildings.

To promote the upgrading of sports facilities.

1.7 CAR PARKING

To review and monitor the requirements for the village

To promote improvements and alterations.

1.8 TRAFFIC

Any increase of HGV traffic must be rejected.

Increased car traffic into the village should be discouraged.

Monitoring and control on the speed of traffic must be an on going police activity.

1.9 LAND DRAINAGE

To monitor and review all land drainage to ensure that any alterations do not affect the critical drainage in the village.

To issue flood reports to ensure communication to the relevant authorities.

2 SEWAGE

To monitor, review and report sewage problems to the relevant bodies.
