GR&R-062807 ROBINS NEST APARTMENTS GENERAL RULES, REGULATIONS & POLICIES REVISED 6-21-2010 PAGE 1 OF 2 1. Rent PLUS $40 Flat Rate Water Fee is due and payable on the first day of each month. Checks should be made payable to Robins Nest Apartments. Rent may be paid either in person or may be placed in the rental deposit slot in door at the office. There will be a late service charge of ALL overdue rents and for checks marked “Insufficient Funds”. Rent must be paid in one payment UNLESS payment arrangements are approved in advance in writing by Robins Nest Apts Manager.
2. Written notice thirty (30) days before the termination of your Lease is required if you intend to move. Move out inspection will be made after your furnishings have been removed from your CLEANED apartment. All keys must be turned in along with your forwarding address.
3. The following is a partial listing of our minimum cleaning fees and repair fees:

Smoking damages are not considered normal wear and tear and will be billed accordingly. To avoid any cleaning charges be sure your apartment is clean before your inspection is made.
4. Keys will not be given out to anyone without prior consent from Resident(s). There will be a Five dollar ($5.00) charge for each lost key. Robins Nest Apts. will furnish two keys for the door. If you are locked out, contact the office for assistance.
5. Robins Nest Apts acknowledges the right of Resident(s) to entertain friends and have guests, but requires that perfect order and tranquility prevail. Resident(s), members of Resident’s(s’) families and Resident’s(s’) guests shall at all times maintain order in the apartment and at all places on the premises, and shall not make or permit any loud, improper or boisterous conduct or otherwise disturb the comfort and interrupt the sleep of other Residents. Musical instruments, radios, televisions, or other noises shall be kept at a normal level so as not to disturb or annoy other Residents.
6. The driveways, sidewalks, courts, entry passages, stairs and halls shall not be obstructed or used for any purpose other than ingress and egress. Bicycles and such other vehicles shall not be brought into any building or onto the lawn, nor be allowed to obstruct the driveways, sidewalks, courts, entry passages, stairs or halls.
7. Loss or damage to your furnishings or personal effects whether in your apartment or on the premises are not covered by our insurance. We strongly advise you to consult your insurance agent and arrange for adequate coverage for personal items and for damage.
8. Windows and doors shall not be obstructed and covered. Nothing shall be thrown out of the windows or doors. Resident(s) must exercise care and caution about leaving windows or doors open during inclement weather. Resident(s) shall be liable for any damage to interior, including paint, plaster, cabinets, carpets, floors, or damage to any part of the premises resulting from failure to exercise reasonable care. Water beds are not permitted. All windows, glass, doors, screens, locks, and hardware should be kept and maintained in good repair. Any damage shall be reported to Robins Nest Apts. immediately. The cost of repair or replacement thereon shall be borne by Resident(s).
9. Robins Nest Apts shall have the right to inspect any apartment at reasonable times.
10. Resident(s) shall not alter, replace, or add locks. See Robins Nest Apts. for charges and installation of additional locks.
11. Performing mechanical work in parking area other than minor repairs thereon is strictly prohibited. Parking of vehicles in any other than designated vehicle parking areas is strictly prohibited. Parking of race cars, junk cars, or storage of any vehicle that is not operable is prohibited. Adequate parking areas are provided by Robins Nest Apts. as a service to the Resident(s) on a “first come-first serve” basis with no designated parking except for signs designating such spaces as reserved, i.e. handicapped, security parking, etc. Parking of boats, recreation or commercial vehicles in other than designated parking areas is strictly prohibited. Robins Nest Apts. reserves the right to refuse parking of any vehicle which may endanger life or property. Robins Nest Apts. or its agents have the right to remove and store vehicles at Resident’s(s’) expense, which violate this rule. Parking in front of dumpsters or in fire lanes will result in your vehicle being towed away at your expense.
12. Solicitors are not allowed. Contact the office if you are disturbed.
13. Resident(s) will place all trash and garbage in sanitary containers in locations designated by Robins Nest Apts. There is to be no furniture or mattresses put inside or left outside the dumpsters. There will be a ($50.00) charge to residents for removal of such items.
14. Robins Nest Apts. reserves the right at any time to change or add rules for the safety, care, and cleanliness of the premises and for the preservation of good order, comfort, or benefit of all Residents generally. GR&R-062807

15. All radios, television sets, phonographs, etc., must be turned down to a level of sound that does not annoy or interfere with other Residents. No Band instruments shall be played on the premises at any time. No music lessons, either vocal or instrumental, shall be permitted on the premises at any time.
16. NO RECREATIONAL ACTIVITIES OR PLAY ACTIVITIES OF ANY KIND ARE ALLOWED AT ANY TIME ON SIDEWALKS, PARKING LOTS, STAIRWELLS, OR CARWASH AREA.THIS INCLUDES BUT IS NOT LIMITED TO: BICYCLES, SKATEBOARDS, ROLLER SKATES, ROLLER BLADES, SCOOTERS, HOTWHEELS, MOTORIZED TOYS, FOOTBALL, BASEBALL, BASKETBALL, FRISBEES, ECT…
17. FOR SAFETY REASONS ALL MINOR CHILDREN 14 YEARS OLD AND UNDER MUST BE ACCOMPANIED BY AN ADULT AND BE UNDER DIRECT VISUAL SUPERVISION BY THAT ADULT AT ALL TIMES WHILE OUT ON THE PROPERTY. THIS MEANS IF THE CHILD IS OUTSIDE THEN THE SUPERVISING ADULT MUST BE OUTSIDE.
18. SMOKING IS PROHIBITED IN STAIRWELLS AND ON SIDEWALKS.
