Major Announcement Standard Downpipe Sizes July 2013

Freeflow Pipes have determined that 18 pipe sizes double bent one pipe pipes cover 95% of the group housing downpipe market. 18 each for 2400 stud, and 18 for 2700 stud. This is a simple mathematical exercise if the building is erected within the building tolerances and to the code.

This means that the industry can use a double bent one piece mass produced pipe to cut out the cost of the labor for assembly, travel that is forced by using five piece pipes.

It means that the industry can get a one piece pipe cheaper than all alternatives of far better quality if it manages the installation process instead of wasting $45 per pipe on other alternatives. Freeflow Pipes offers a nationwide installment service at half this rate. Why? Because attachment is only four screws and a pot rivet and takes under 10 minutes a pipe.

Another building product has moved to modern day assembly practices.

Since the introduction of our pipe the industry has been under severe pressure to standardize tolerances and improve the accuracy of building. These improvements have led to:  Risers being consistently located 50mm from the footing.  Brick tolerances being + or – 10mm to preserve the size of the cavity back for insulation requirements.  Defined Cavity sizes for insulation purposes Thus if a building is made to specification see attached drawings the pipe size can be specified for that building on the plan and ordered from the plan without the need to measure the pipe on site. Our brackets on 80mm round and 100 x 50mm square pipes have a tolerance of 40-70mm which allow for the brick tolerance and normal building tolerances.

Attached are two drawings of the alternative cladding, soffit and stud heights Please note that the 15mm on the soffit measurement is the tolerance to slide the soffit into the back of the fascia.

To be able to utilize this service you need to do the following:  Install 74mm outlets for round pipes or square 95 x 45mm outlets  Install risers 50mm from the footing in line with regulations  Insist that your cladder/ Brickie stays within the building industry guidelines + or – 10mm to the footing.

These pipes are sized to allow the adjustable bracket to function to enable installation without a measure.

Pipes ordered in this manner provide a number of real benefits.  They can be ordered prior to the cladding going on to avoid site drainage issues.  They come in a plastic sleeve to protect them from damage from paint or plaster splashes.  They are cheaper to install and can be installed by any tradesman as they require only four screws and a pot rivet to connect. Under 10 minutes a pipe  They cost less than all other alternatives for a decorated pipe.  They are set at 3 degrees fall under the soffit tighter than other alternatives that have to have 7 degrees to allow water flow over their joiners.  They come in 50 standard colors.  They are available on a one week lead time.  They are one piece leak free and arrive assembled with two aluminum powder coated matching adjustable brackets.

This system operates by assigning a part number to the plan dependent on the type and ordering accordingly.

We offer a free service to every group housing company who specify the need for a smaller up stand to accommodate their unique fascia system. This service cuts down the up stand to 85mm or 65mm on request for that group. The part number alters by changing the first three digits 110 to 085 or 065.

In the event that the pipe does not fit the space one of the sub trades will have breached the building code for that house and should be asked to rectify their work. In the event that they won’t the client can request a custom pipe at a premium to fix the sub trades work and charge the premium on to the sub trade. Freeflow Pipes will accept the return of the standard pipe for credit if returned at your expense non damaged. Any damage 50% deduction for credit.

You need to get the group housing company to either submit you a plan from which you can read the following:

 Stud height  Cladding Type  Soffit Size  Elevation on site (To order extensions 2metre and 3 metre)

You need for that client to check the measurement between the bottom of the gutter to the bottom of the fascia to determine if they need the upstand cut down. You only have to do this once as they use a commons system.

If you give them the part number system often they can order them from the plan.
