Project Description: The Department of Public Works is seeking the services of an experienced consultant to design the replacement of approximately 80,000 square feet of roof area on two buildings. The design team shall perform a comprehensive and detailed design including, but not limited to, all roofing materials and components – membranes, insulation, expansion joints, flashings, HVAC curbs, supporting structure, skylights, soffit enclosure, etc.
The selected consultant shall have extensive knowledge and experience dealing with forensic roofing system investigations, including, but not limited to, removal and legal disposal of existing materials, and roof replacement on projects in fully occupied State facilities. The design consultant shall prepare and package all required plans and specifications for the scope of this project in accordance with all applicable codes, standards, regulations and State statutes. The estimated construction cost is $1,900,000. This is a children’s psychiatric hospital facility requiring special care during construction. Provide standard CA services during construction.
Designated Services: Perform Architectural design for the replacement of the existing roofing systems (including but not limited to membranes, insulation, expansion joints, HVAC units, supporting structures, skylights, soffit enclosure, etc.); prepare plans, specifications and cost estimate for installation of new roofing; all contracted work shall be in accordance with all applicable codes, standards, regulations and State statutes.

No forms, other than those posted on the DPW web page, shall be used by a consultant or design/builder.

Qualifications The Qualification Based Selection process is based on comparing and evaluating weighted criteria of Based Selection qualifications and performance of Firms in relation to work of similar scope and complexity that is required for (QBS): this specific contract. Contract award is based first on a selection of the highest qualifications and second on the negotiation of a fair and reasonable fee.
