WENDOVER HOMEOWNERS ASSOCIATION ANNUAL MEETING May 1, 2014 Woodland Heights Baptist Church Fellowship Hall 7:00PM Board of Directors Present: Connie La Clair -President Ken Novikoff - Vice President Phil and Donna Lively – Secretary Carol Marie Lee - Co-Secretary

Connie LaClair, President, welcomed residents to the meeting and thanked Woodland Heights Baptist Church for again letting us use their facilities for the Annual Meeting. President LaClair called the meeting to order at 7:05, confirmed we had a quorum and went over the Agenda. Board members in attendance were introduced.

The meeting was then turned over to the Guest Speaker, Jerry Laverty - City of Bedford.

Jerry provided helpful information about the City of Bedford Mosquito Prevention program. He shared how the City works to reduce mosquito breeding areas and provided helpful hints for resident mosquito prevention and reduction. The information shared was well received by all in attendance with many questions from the homeowners.

Minutes Secretary Phil Lively read the 2013 Annual Meeting minutes which were approved by Rowland Wilson and a second to approve was made by Michael Meriwether.

Treasurer’s Report The Treasurer was unable to attend due to business commitments so Ken Novikoff presented the Annual Treasurer’s Report. The HOA financial status report was distributed and reviewed. There was general discussion about the condition of the HOA fence and the amount of money held in the fence escrow. The motion to approve the budget was made by Julie Novikoff and a second was voiced by Jeff King.

2013 Accomplishments Carol Marie Lee read the list of HOA 2013 accomplishments. They included:  Ordered and coordinated distribution/install flags to each homeowner property

 Hung the large flags for appropriate holidays

 Replaced the landscape in the half circle on Cummings, that is closest to McClain

 Maintained colorful corner flower beds during the summer

 Hired landscapers who showed interest in our HOA and kept area clean of leaves/acorns

 Trimmed the trees on Cummings Drive

 Prepared the Homeowners annual Directory and emailed to everyone as well as making hard copies available.

 Reviewed and Approved 3 ACC Reports

 Collected dues from all WHOA home owners except for 2 homes which were in foreclosure

 Maintained and regularly posted updates to the WHOA web site.

 To date 20,918 have accessed the WHOA web site

 Paid all bills within a timely manner

 Stayed within the approved budget

 Reserved money for Fence Escrow

 Sent e-mail information updates to home owners throughout the year  Submitted the appropriate paperwork to the City of Bedford and as a result received our water credit

 Held Quarterly Board Meetings as required by the Bylaws

Website Report No report was given as the Web Master was not in attendance.

ACC Report Ken Novikoff reminded us that anything that changes the look of your house, which can be seen from the street, requires that you notify the ACC for approval. There is a form at www.wendoverhoa.com that can be emailed to the ACC. There were two submissions in 2013 and both were approved. We are currently looking for more volunteers for this committee.

General Discussion – General discussion was held with topics including HOA improvements and City of Bedford updates.

The meeting was adjourned at 8:20 PM by President Connie LaClair.
