Introduction The broad description of the architectural character(s) to be adhered to in the Eastridge Precinct can be described as falling into a 'Mountain Lodge' style. 'Mountain Lodge' architecture is characterised by elements such as stone and timber, rustic face brick or bradstone in mountain colours (such as sandstone or granite), thatched or natural coloured slate roofs.

Elements of 'Cape Vernacular' architecture, and 'Rural Vernacular' architecture, such as vertical multi pane window openings, simple gable ends, natural coloured pitched roofs (with corrugated iron type profiles), covered stoeps or verandas can be included.

Spanish, Sardinian, Tudor, Cape Dutch or other such styles of architecture that are not consistent with the above described architectural aesthetic will not be acceptable.

1. SERVITUDES AND GENERAL BUILDING RESTRICTIONS

1.1 All buildings, including outbuildings, are to be restricted to the prescribed development area as indicated on the relevant development plan (see Section 4).

1.2 Any terraced or paved areas to be not less than 3,0 metres away from any property or subdivision boundary.

1.3 All building plans should be submitted to the project architect and Home Owners Association for approval prior to submission to the local authority (Refer to Section 2).

1.4 Plans for all outbuildings and facilities (e.g. pools, squash and tennis courts, additions including temporary structures such as garden sheds, greenhouses, carports, walling and fencing) are to be submitted to the Home Owners Association and the project architect for approval prior to submission to the local authorities. Neighbours consent must be obtained, and cannot be unreasonably withheld, before submission to the local authorities.

2. FOOTPRINT INCLUDING OUTBUILDINGS

2.1 The entire building footprints of all the buildings in the Eastridge Precinct to be a maximum of 240m² including all covered terraces, outbuildings and garages.

2.2 Owners are encouraged to create a cluster of related buildings rather than individual buildings.

2.3 The building(s) should be positioned on the property to show due respect for neighbouring property's views and privacy.

2.4 The plan form of the building should be rectangular or comprise of rectangular or square forms reflective of traditional structures.

The table below indicates in general terms the elements and colours considered acceptable for the Eastridge Precinct and those that will be excluded.

8. 9. 11.
