Board of Directors Meeting Sandpointe Clubhouse August 15, 2012 Unapproved Minutes
Call to Order: The meeting was called to order by President Mike Roper at 7:00 P.M.
Quorum Established: Present were Mike Roper, Earl Lear, Steve Nigro, Perry Baldwin and Jack Sullivan. Cathy Carter (Mary Davis) and Rusty Melle were unable to attend. Ryan Morse represented management.
Proof of Notice: Was posted at least 48 hours prior to the meeting.
Approval of Open Minutes: Jack Sullivan motioned to approve the minutes of the July 18, 2012 meeting. Earl Lear seconded. All in favor.
President’s Report:
• In 4 years we’ve gone from nothing to $2,000,000 (two million) which is quite an accomplishment. In addition we have spent well over a $1,000,000 to improve the community both functionally and aesthetically. This shows what can be accomplished when the board and community get together for a common goal.
• I’d like to express the community’s condolences on the passing of Cathy Carter’s (Mary Davis) father.
Manager’s Report:
In 2012 Sandpointe has had 48 new roof repairs. We have been billed for 46 at a cost of $49,765 which averages out to $1,081 per roof repair.
Brickman Landscaping took over August 1st and has been good so far.
Popcorn Removal company removed the popcorn in the clubhouse, re-texturized and painted the ceiling.
ASAP Towing has been randomly driving through Sandpointe and towing vehicles illegally parked.
Committee Reports: Treasurer’s Report – Perry Baldwin gave the Treasurer’s Report. Collections: • Regular Assessment: 6 new late notices were sent out (same as last month), no new demand letters (no new ones, last months are paid) 2 outstanding demand letters, 7 are currently at the attorney (same as last month). • The total outstanding debt is $99,201 (up $1,486 from last month). • 1 homeowner on payment plan (same as last month). • No termite damage to report.
Accounts: Operating: $134,711 Termite Fund: $66,631 Reserve: $1,817,819 TOTAL: $2,019,161
ARC Report – Richard Payne gave the ARC report. There have been no new ARC requests.
