“Castlebank is a stone-built property thought to date back to the 1700s and this is the first time it has been on the open market since 1920. Steeped in history, Castlebank was originally part of the Duke of Rutland’s estate when it was sold to the sitting tenant at the time and there it remained in his family until 1986 when it passed on to my mother,” say the vendors. Castlebank.indd 1 13/07/2018 07:40 Castlebank.indd 2 13/07/2018 07:40 This delightful natural stone detached cottage stands prominently on the site of a Scheduled Ancient Monument so the views are incredible! Noted as a reasonably well-preserved example of a small motte and bailey castle and its connections with the medieval Holmesfield Manor.

Castlebank is a smallholding and along with the delightful cottage gardens there is a grazing field for self-sufficient cultivation, a range of outbuildings and a guest annex. The period property dates to the mid 1700’s and retains immense charm and character, it has been sympathetically extended to offer a larger kitchen and a spectacular living room which is open to its lofty rafters. Further additions include a large detached garage and the outbuildings have been converted into a self-contained guest suite which brings the total number of bedrooms to three.

Snuggling on the hillside by the castle mound it is protected from the elements but has such fine views, on a clear day it’s hard to say just how far the eye could see but Barlow and the National Park look spectacular.

Castlebank.indd 3 13/07/2018 07:40 An entrance porch leads to the hall. The sitting room is characterful and cosy with timbered floors, beams and a stone fireplace. The dining room is open to the new extended kitchen fitted in oak. Both these rooms combine to form a lovely informal living space. A large extension to the side is now the principle sitting room with a lofty vaulted ceiling and beams exposed. There is a triple aspect here including a french door to the garden terrace.

The modern bathroom is ground floor for convenience.

We moved in to Castlebank in 2001 and we have made a number of changes since then, including a considerable extension, renovations and the addition of a double garage. Whilst we live in a conservation area, the house is not listed which is a huge advantage and we are so pleased with the changes we have made. We converted the stable to what is now a lovely room which includes kitchen and toilet facilities, as well as a sleeping area. It’s a very versatile space that could easily be adapted to a home office.”

“Situated around a mile or so from the Peak District National Park, we enjoy the benefits of countryside living, yet we’re only a short distance away from the amenities of the major towns and cities, including and Chesterfield. Chatsworth House is nearby too and it’s always a pleasure to visit the beautiful gardens.”

“The fully enclosed garden is easily maintained, and the patio area is the ideal spot for al fresco dining or a morning cup of coffee. Perhaps our favourite moments would be those spent looking out over the beautiful views towards Chatsworth from the seating area at the top of the hill. It’s always a pleasure to relax there, especially when the weather is good.”

“We tend to spend most of our time in the new sitting room and the vaulted ceiling adds to the sense of light and space. We enjoy looking out over the front garden and the views of the Derbyshire hills beyond.”

“Holmesfield is such a convenient place to live. We’ve got the advantage of being so near to the countryside and yet it’s only a short drive to Sheffield.”

“The house and garden are great for entertaining. We open up the double doors between the dining and sitting rooms to create a large space which can accommodate quite a few guests.”

“We will miss the beautiful views and the village but we’re looking to move to a flat which is more suited to our needs now.” *

A surprisingly active village on the edge of Derbyshire with commanding views. It has a choice of country inns, a primary school, village hall, a cricket club, a scout group, flower club and a gardening club to name but a few and conveniently situated with comprehensive shopping at nearby which has a rail station. The village is highly regarded locally and is on the southern edge of Sheffield by the Peak District National Park and beautiful rolling countryside riddled with footpaths and bridleways so it’s ideal for the equestrian minded.
