With its distinctive chimneys and unusual front porch, this is a house with heaps of character and charm. Reached down a long driveway, with gardens to the front, a sheltered, sunny courtyard to the rear and a paddock or field too, the country surroundings are truly idyllic.

A Tale To Tell Grade II listed, this is a very interesting property. It’s said to date back to the early 17th century with a Georgian façade, but the owners been told by local period building experts that it’s likely older than that. There’s been a rectory in Tuttington since 1234 and a vicarage since 1275 but this house was originally a farmhouse, probably part of the neighbouring Heath Farm, later becoming a rectory. It’s mentioned in Pevsner’s guide ‘The Buildings of ’ where he describes the property with its distinctive good looks – but has it in the wrong location!

Beautifully Updated The current owners were drawn to the character and history of the property and loved the combination of the elegant frontage and the cosy farmhouse interior. Over their time here, they have done a lot of work to update and improve the property, bringing it back to its best. There’s a new kitchen and family bathroom, while an attached outbuilding has been converted into a lovely ground floor bedroom or study with shower room and useful boot room or utility, leading on to the rear courtyard. The rooms are generous, well-proportioned and filled with light.

KEY FEATURES

Many are double or even triple aspect and the house faces south, maximising the sunshine. The ceiling heights are particularly good upstairs in the four double bedrooms. The owners find the house cosy and comfortable when they are home alone, but it’s also easily large enough for a growing family or for hosting social gatherings.

Mature And Mellow The owners love the views out across the garden and over the fields beyond, and there are plenty of places from which to admire the outlook, both inside and out. The front garden has a stunning copper beech tree that’s probably as old as the house itself. There’s a generous lawn where you can sit in the sunshine, tuck yourself away in the shade of the tree, or play croquet, as well as a walled courtyard to the rear of the house. To one side of the property you’ll find what was a cattle field and is now the owners’ ‘wild garden’ with an orchard. You could easily have livestock here or embrace the good life, growing your own and becoming more self-sufficient.

At Home With Nature If you love wildlife, you’ll be in heaven here. There are owls hunting, a family of deer wandering through the fields, hares in spring, swifts nesting, and so much more. The owners have designed the garden to attract plenty of insects and it’s especially bee-friendly. It’s a quiet spot, although far from secluded, with open fields around, lanes that don’t see much traffic and plenty of places for a stroll. You’re near the Weaver’s Way and only a short hop from the pretty market town of Aylsham, home to a variety of independent shops, a library, schools, pubs and more. Tuttington itself has plenty to offer, with a village website detailing events, an annual fete, carol singing and other activities, so it’s easy to meet people and feel part of the community. One of the things that first attracted the owners was that the house is equidistant from the historic city of Norwich and from the North Norfolk coast, so whether it’s walking, surfing, shopping or theatre, you’ll always have something to interest you!
