DESCRIPTION

Bodrigan Farm is set in beautiful Cornish countryside close to the edge of Bodmin Moor and above the wooded valley of the . The farm was originally owned by the Duchy of Cornwall and formed part of the Tinten Manor Estate in the parish of St Tudy. The farmhouse as it stands today was built in 1924 to a design by Sir Albert Richardson the renowned Duchy of Cornwall Architect. The house was built as the Duchy’s senior farm manager’s home with a plaque displaying the Prince of Wales crest of three feathers on the wall which still remains today. The house was designed to be large enough for the Duke of Cornwall to conduct meetings with all of his farm manager’s from across North Cornwall and it was at HRH Prince of Wales’ earliest visits during his ownership that he 3 Ref: LCAA6021 insisted on an additional tall elegant window to bring more light into the hall and it is thought that he even helped with the glazing himself!

The house is covered by a rag slate roof laid in diminishing courses and has large multi pane windows throughout. The front door was sourced from Hengar Manor and is a particularly fine example of hardwood panelling. Internally the property now requires updating to the ground floor although the five double bedrooms are generally well presented. The master bedroom is on the second floor where it enjoys a walk-in wardrobe and sizeable contemporary bath/shower room with his and hers wash basins and a freestanding bath. The other bedrooms share a bath/shower room and a separate wc and one of the bedrooms also has its own en-suite. The ground floor living accommodation comprises a large lounge with a grand slate and painted carved wood fireplace, a study, dining room also with a large fireplace, kitchen, wc, halls and a rear boot room.

The setting and grounds of Bodrigan Farm are equally as important as the house stands within lawned gardens edged by mature trees and backing onto fields. To either side of the house are owned fields with their own accesses named corner field, jumping field and shelter field which has a sizeable field shelter and excellent views over countryside. Two 4 Ref: LCAA6021 of the fields surround a huge concreted yard which is need of maintenance and to the side of this is a very sizeable outbuilding providing barn space and stabling. Around the house is generous parking, a triple garage and a modern cedar cabin with three ground floor rooms, a first floor mezzanine and a wc making it perfect for home office space or as a teenager’s den.

The surrounding area is extremely beautiful and untouched with open moorland nearby, bridleways through woodland and the Camel Trail which leads beside the Camel River all the way to . There are local services in the nearby villages and more available nearby at Bodmin, and which are all within 10 miles. There are excellent scenic walks along the cliff tops of the north coast, picturesque harbourside villages to explore, surfing at Polzeath and sailing at Rock all within about 20 minutes drive of the house.
