This walk is not for the faint hearted. It can be slippery on the rocks, steps and exposed roots, so allow extra time for kids and enjoy a few snack breaks on the way up. It’s worth it. The trail climbs steadily from the car park to the base of a cliff . Along the way there are bridges over water holes that would be perfect to explore in summer. A steep stairway takes you into the upper gorge where you wander through groves of nīkau and pūriri before arriving at the lookout platform and a well deserved break. The tiered waterfall drops 153 metres off a steep escarpment formed by the Okauia fault line. It is impressive at all times but particularly in windy conditions when the falls are swept sideways. Wet conditions also create small waterfalls that drip off moss covered rock walls beside the track.     NZX RELEASE 1 April 2020 Kiwi Property and TGH form joint venture at Centre Place North Kiwi Property and Tainui Group Holdings (TGH) today announced the formation of a 50:50 joint venture over Centre Place North and a selection of adjoining properties. The agreement paves the way for the creation of a mixed-use precinct in the heart of Hamilton’s CBD. Under the terms of the agreement, the joint venture will comprise Centre Place North, 61-65 Bryce Street, 511-523 Victoria Street and land at 10 Ward Street, with a combined value of approximately $71 million. A new 100-year ground lease will be granted by TGH, with rent pre-paid. Kiwi Property CEO Clive Mackenzie said he was looking forward to building on the strong partnership with TGH, which dates back to May 2016, when Kiwi Property acquired a 50% share of The Base. “We’re delighted to be working with TGH to create an exciting new mixed-use destination for the people of the Waikato and beyond. With its pivotal location in the Hamilton CBD, Centre Place North has the potential to bring together an attractive retail, office and perhaps even residential offering. The joint venture with TGH will enable us to move more quickly to deliver this vision,” he said. TGH CEO Chris Joblin said Centre Place North would play an important role in the rejuvenation of Hamilton’s city centre. “We are excited by the potential of this extension of our relationship with Kiwi Property in Kirikiriroa-Hamilton.     NZX RELEASE 2 April 2014 KIP portfolio valuation update Kiwi Income Property Trust today reported a net increase of $17.8 million (+0.8%) in the value of its portfolio of shopping centres and office buildings for the year ended 31 March 2014. The overall value of the Trust’s property portfolio stands at $2.1 billion. The valuations were determined by independent valuers, are subject to final audit and will be confirmed in the Trust’s financial results for the year to 31 March 2014 to be announced on 20 May 2014. As at 30 September 2013 the Trust independently revalued three assets – Vero Centre, ASB North Wharf and Unisys House. A second-half increase of $13.4 million, recorded predominantly through the office portfolio, built on the $4.4 million positive revaluation recorded in the first half. Mr Mark Ford, Chairman of the Manager of the Trust, said: “Strong investor demand for prime Auckland assets has been a continuing trend. Consistent with this, all of the Trust’s Auckland assets increased in value with Sylvia Park Shopping Centre, Vero Centre and ASB North Wharf collectively delivering revaluation gains of $55.6 million.” The weighted average capitalisation rate for the portfolio has firmed 32 basis points to 7.19% and the independent valuations indicate that over-renting across the portfolio is approximately 1.0%. Retail portfolio valuation The Trust’s flagship asset, Sylvia Park Shopping Centre in Auckland, increased in value by $21.8 million (+4.0%) to $564.0 million reflecting a continuation of the centre’s market dominance and strong trading performance.
