Approaching the house from East End stand and take in the gates and garden, a generous front lawn slopes gently up to the house and is bounded in the front by a low retaining wall. Follow the drive up the house: to your left is a wide-doored garage; to your right, two bay windows and between them the double front door under an arched porch.

Once inside, it’s clear that the hallway sits naturally in the centre of the house. And with the polished travertine floor and part panelled walls, the hallway sets the tone for the rest of the home - throughout, there is great attention to detail and careful choice of colours, fabrics and materials.

This is off the hallway too, opposite the bathroom. It’s a spacious double room at the front of the house, overlooking the garden. There are two built-in wardrobes and, subtly blending in, overhead storage in the alcove where there is currently a dressing table. The Back Garden - a lovely versatile space From the kitchen go out into the back garden. Two features are immediately very striking. First, this is a large space, currently organised for ease of maintenance. So while there is plenty of lawn, summer can bring a proliferation of bedding plants and potted flowers. The large Indian stone patio has plenty of room for a barbeque and dining, and in warm weather, a full corner outdoor sofa. Second - a welcome and unusual feature in the UK - is the wood decked veranda along the south facing wall of the house. This simple feature provides a lovely spot to sit, relax and chat, and in spring and autumn means that it is so much easier to keep enjoying the outdoor space for longer.

Standing on the patio, a bed on your right runs down towards the end of the garden, with a path running alongside. A similar, narrower bed runs down the western side of the garden. Both side boundaries are hedged, with fencing at the far end of the property. There is a garden shed to the left.

Stand at the end of the garden and look back to the house. You can see how the land gently slopes away west, to your right. This means that the house is slightly taller at the garage end. There is scope here to use loft space, as there is plenty of room above the garage and master bedroom; this area has huge potential to be converted to an extra bedroom. “ This has been a lovely home. It’s close to everything we need in and , and surrounded by lovely countryside. The village is calm and welcoming. Although it makes sense for us to move, we’ll be sorry to go.”

The Front Garden, Garage and Outdoor Office From the back garden follow the path round to the west of the house until you face the garage. The internal measurements here are approximate 16ft square, so there is plenty of room for a car and bicycles. The door is remotely operated and inside there is also a mezzanine floor to take full advantage of height as well as space.

Back in the front garden you’ll see the lawn, flower bed and carefully tended trees. Also, almost unnoticed to the right of the house, is an outdoor office - a good quality timber ‘shed’ measuring approximately 15ft by 10ft, with heating and lighting installed for year round use.

Out & About Hunters Hill Kirmington itself is at the end of a gentle ridge of high land that extends north from the Wolds. There is a KIRMINGTON well known local church, a primary school (within the catchment area for nearby Caistor Grammar School) and a village pub. It’s a welcoming village with a stable population and something of a rural retreat. The area is popular with cyclists and walkers and there is a golf course at nearby Elsham. About 7 miles to the south, the historic town of Caistor is the gateway to the Wolds Area of Outstanding Natural Beauty.

Kirmington is close to the village of , where there’s a railway station, and the local market town is Brigg, also with a station, and which is about 7 miles away to the west - 10 to 12 minutes by car.

Scunthorpe is 16 miles away and Lincoln, 34 miles, roughly to the south. There is easy access to main roads and just beyond Barnetby le Wold is Junction 5 of the M180 leading to the rest of the motorway system. Hunters Hill KIRMINGTON
