OPEN HOUSE PLANNER A helpful tool that helps buyers plan a day of open house tours. Market Overview. Determining the value of your home A Comparative Market Analysis (CMA) is essential in order to determine the value of your residential property. Location and characteristics of the property are the key elements in de- termining value. Therefore, an evaluation is based upon similar properties in your area. THE FOLLOWING ARE A FEW THINGS TO KEEP IN MIND ABOUT PRICING: ➤ Realistic pricing will achieve maximum price in a reasonable time ➤ The market determines the price ➤ The cost of improvements are almost always more than the added value ➤ Houses that remain on the market for a long time do not get shown ➤ A house that is priced right from the beginning typically achieves the highest proceeds Factors that Influence the Value of your home:

marketing conditions interest rates financing buyer demand state of economy

your motivation your terms to sell offered as a seller

property features exposure structural integrity broker representation architectural style marketing floor plan ease of showing comparable properties active / currently on the market sold / recent sales FACTORS THAT HAVE NO IMPACT ON THE CURRENT VALUE OF YOUR HOME: ➤ What you paid for it ➤ Your Investment in the property (such as baths or kitchen upgrades, etc.) ➤ What you want to net from the sale Pricing Your Home To Sell. Intelligent Pricing By pricing your property at market value, you expose it to a much greater percentage of pro- spective buyers. The Effect of Overpricing Improper pricing may lead to a below market value sale price, or even worse, no sale at all. Activity vs. Timing A property attracts the most attention, excitement and interest from the real estate community and potential buyers when it is first listed on the market. Short Sale: An Overview. Short Sale Negotiation may help those who might otherwise foreclose. A short sale in real estate is a way out of filing bankruptcy or foreclosing on a property a homeowner can no longer afford. Enter the process of short sale negotiation, in which a homeowner is able to sell the house at a lower price and pay off a smaller loan balance. This results in huge discounts on mortgages for real estate investors. When a lender for- gives some portion of the debt left on a mortgage, you can hack that amount off the total cost of a home. Short sale negotiation of a home is tricky. But if you know the facts, it is a whole new possibility that can be explored. It’s probably not as hard as you think. Short sale negotiation of a home mortgage is an alternative to foreclosure or bankruptcy. This option may be used by those who have reached a point, where they can no longer make monthly mortgage payments. Maybe the reason is job loss, reduction of income, or increasing bills. The lender, then, is put in a place where they can accept less than the total amount on the mortgage. More than likely, the local real estate market is less than healthy. A market with falling home prices will be ripe for the short sales of homes. A lender who accepts a short sale is liable to pursue the borrower for the difference. A lawyer would determine whether the difference will be treated as a claim or a deficiency judgment. Negotiation with the banks can take four to eight months, which warrant patience. There are two variables to a short sale: ➤ The current real estate market ➤ The financial situation of the individual borrower >> insert photo of home <<
