The application conforms to the BB2 Guidelines for Access to Filling Stations along Provincial Roads for a design speed of 100km/h. A. LOCATION AND SITE INFORMATION The application site is situated in the western corner of the intersection between Road P39-1 (Route R114) and Road D1027 (6th Road / Route R552) on a Portion of Portion 98 of Nietgedacht 535-JQ in Nietgedacht, Gauteng. Routes K52 and K33 are planned on the alignment of these two provincial roads. Refer to: Appendix A: Locality Plan, Appendix B: Township Layout Plan. TECHWORLD - 2 - January 2019 APPLICATION FOR APPROVAL-IN-PRINCIPLE FOR ACCESS TO FILLING STATION FROM ROAD P39-1 (R114) (PLANNED K52) AND ROAD D1027 (6TH ROAD) (R552) (PLANNED K33) B. SUPPORTING ROAD NETWORK The Gautrans Strategic Major Road Network Plan is attached. Routes K52 and K33 are planned on the alignment of Road P39-1 (Route R114) and Road D1027 / 6th Road (Route R552) respectively, which are currently two-lane single carriageway roads. Both the existing and planned roads are Class 2 rural/urban major arterials. Refer to: Appendix C: GAUTRANS Strategic Major Road Network. C. STATUS OF PROVINCIAL ROAD PLANNING Route K33 and Route K52 are protected by the Gauteng Infrastructure Act of 2001. The future Routes K52 and K33 are planned along the alignment of Road P39-1 and Road D1027 (6th Road) respectively. Although the preliminary design has been done for both routes, only Route K33 has been accepted. The minimum required road reserves of 62m for both Routes K52 and K33 will be protected (i.e. not included in the application site). Refer to: Appendix D: PRS 83/91/2 & 4 Bp Preliminary Design of Routes K33 and K54. D. PROPOSED ACCESS ARRANGEMENTS The planned filling station is in the western corner of the T-junction between Route R114 and 6th Road (R552). Access is thus planned from the existing Road P39-1 (R114) (Planned K52) and Road D1027 (6th Road) (R552) (Planned K33). Access to the application site will be obtained as follows: Marginal accesses from Route R114, in a north-eastern direction, and 6th Road (R552) in a north-western direction. The marginal accesses will comply with the minimum standards for provincial roads and K- routes in this regard; i.e. in accordance with BB2. E. DESIGN OF ACCESSES The proposed access arrangements attached was design according to the BB2 Guidelines for Access to Filling Stations. The location of the accesses along the provincial roads were determined from the centreline of the existing intersection between Route R114 and 6th Road (R552) for a design speed of 100km/h. TECHWORLD - 3 - January 2019 APPLICATION FOR APPROVAL-IN-PRINCIPLE FOR ACCESS TO FILLING STATION FROM ROAD P39-1 (R114) (PLANNED K52) AND ROAD D1027 (6TH ROAD) (R552) (PLANNED K33) A local road, Cedar Road, currently connects to Road P39-1 in a T-junction approximately 50m north of the intersection with Road D1027 (6th Road). This intersection will be closed with the construction of either Route K33, or Route K52, or both. The temporary existing intersection will improve with the construction of the filling station in the short term given that the construction of the median along Road P39-1 (Route R114) will result in a painted median along P39-1 (R114) in the vicinity of the T-junction with Cedar Road. ACCESS DESCRIPTION: 1) The access from Route R114 will only serve traffic in a north-eastern direction; i.e. all the right-turn traffic will be prohibited through the construction of a physical median; 2) The access from 6th Road (R552) will only serve traffic in a north-western direction; i.e. all the right-turn traffic will be prohibited through the construction of a physical median; 3) The spacings of these accesses will be at least 165m on 6th Road (R552) and 175m on Route R114, measured from the centreline of the intersection between 6th Road (R552) and Route R114. Refer to: Appendix E: Proposed Access Arrangements F. ALTERNATIVE ACCESSES Since the application is located at the intersection of two provincial roads, an alternative access must also be provided from the local road network (BB2 requirement). An alternative access via a 16m ROW is consequently indicated on the township plan and the design of the access arrangements. Refer to: Appendix B: Township Layout Plan. Appendix E: Proposed Access Arrangements Please do not hesitate to contact us (Pieter Kruger – 083 447 9961) if you require any additional information. Contact: Mark Turner Call +27 78 075 0720 Email: [email protected] Local Fax: 086-6105113 INT Fax: +27-86-6105113 Directions Oxwagon Lodge is located on one of the main Johannesburg - Hartbeespoort roads, which is called the route R511. If you drive north from Fourways (Johannesburg), stay on the R511 all the way. Remember to look out for the left-turn which the R511 takes a few kms after Diepsloot/Dainfern. Continue on the R511 for about 20 kms. Just as Hartbeespoort Dam comes into view at the top of Saartjiesnek, proceed down the hill for 0.5 km and look for our entrance, on the right hand side. Turn in here and take the sand road back to the top of the hill. If you're coming from Randburg along the R512, proceed to the Broederstroom Farm Stall T-junction and then turn right. Drive about 9 kms to the R511 (passing Pelindaba on your right) and see the signs for Hartbeespoort. Turn left onto the R511 and proceed up the hill until the Dam comes into view. As above, proceed down the hill for 0.5 kms and look for our entrance on the right hand side. Turn in here and take the sand road back to the top. From the centre of Pretoria, take the "original" N4 heading west and come off at the second Pelindaba exit. We are then about 2 kms along the R511 towards Hartbeespoort, just follow the signs. If travelling from Pretoria's northern suburbs, take the "other N4" heading west (very confusing!) towards Rustenberg and come off at the Brits exit.
