Traditional Greek Stone House for sale Description

Rare property in Greece This Peloponnesian traditional stone-built town house with a small secluded garden and fully equipped workshop, located between three fishing villages on the South-Eastern coastline of the , is in a small bustling town on a hill and within easy reach of .

This approximately 120 year old stone-built detached town house on three floors, including a cellar and a spacious unobstructed open plan attic with a door leading out onto a large upstairs veranda provides a living accommodation of----square metres. In addition there are an adjacent separate workshop of ----square metres, a small secluded sun trap of a garden and an outdoor building with the original traditional domed bread oven adjacent to it. A new metal gate across the entire front of this patio and garden area forms the front boundary. The total inclusive area is----square metres.

The previous owner has completely renovated the open fireplace in the living room, featuring rustic pointed stone work and a commanding wooden mantle piece. This gives this light, low ceiling room with its own entrance and marble floor an attractive cosy focal point.

The main entrance leads straight into a huge kitchen with ceramic tiled floor and new wooden ceiling. The partly exposed stone walls and beams give it a rustic, almost medieval character. The very solid long kitchen table is reminiscent of relaxed entertaining and celebrating with friends. This welcoming kitchen come dining area acts as the hub of the house. With entrances of random fashion leading off in all directions gives this area the transitory feeling of a meeting place. A solid stone staircase leads from it down into the basement and in the opposite direction a solid wooden staircase goes up into the attic. The floor levels around this kitchen / dining area are excitingly varied: a couple of steps up into the bedroom, one step and along a small corridor into the living room and three or four steps up into the bathroom. The unusual layout, the varying floor levels and the combination of wood, stone, coloured glass and marble in this commanding area of the house provide a quirky and most charming atmosphere.

The bedroom, with its traditional wooden floor and ceiling, has a window with shutters on each of three walls, giving it plenty of light or shade. Views from the windows are onto the garden on one side. The other windows offer the traditional Mediterranean roof tile panorama that’s so imposing, with church towers and beyond the characteristic landmark of Kranidi, its three windmills.

The attic is a spacious unobstructed open plan room of a good height, extending the full length of the building. The four shuttered unglazed windows make this attic room bright and attractive. Some of the windows have new wooden shutters, with the original shutters carefully stored for later renovation. With selective opening and closing of the attic shutters’ and the veranda doors, the entire building is efficiently aired and with the right wind a comfortable coolness can often be achieved even in the heat of summer, especially when the three shuttered windows downstairs are worked in synchrony. This is an amazing attic with traditional cute little alcoves and small built-in cupboards all in their original state. Its spaciousness, its completely unspoilt state, the wide commanding unobstructed views, the new wooden floor throughout and the adjacent veranda offer the buyer huge scope for achieving a living area of their own grand and personal design. It is a space of great potential.

The cellar room in the basement is cool and of a good height. It has its own entrance directly from the narrow road outside running alongside it. From inside the house a stone staircase also leads down to the basement. This cool area is ideal for storing fruit and vegetables and wine, of course, but with its own entrance to the outside, the room lends itself perfectly for renting out as a storage facility for example or alternatively, unspoilt with its original beams a great addition to the other rooms above: perhaps a grand games room, bar and wine cellar, or a second workshop or hobby room. Like the attic, this area too has great potential.

Importantly, the current living room, the workshop (still equipped with machines and tools for light engineering work and with a solid cement floor and a watertight roof) and the cellar have also separate entrances and could therefore fulfil a new use and be rented out, if so desired. Services The property has mains water and electricity and is connected to the town sewage network.

Location

Halfway up the hill town of Kranidi, the property lies at equal distance between the two town squares, the upper and the lower square. Both squares have a bus stop and petrol stations nearby, also eating places and supermarkets. Most of the commercial shops, businesses, banks, hotel and municipal offices are near the upper square, as are the health centre and schools. This makes that part a more cosmopolitan and bustling place than the lower square and the position of the house has the advantage to be sufficiently removed from the hustle yet within easy reach to all amenities of 15 minutes’ walk through the back streets or less than 5 minutes by car.

The town has a distinct Mediterranean look with the attractive soft red and yellow roof tiles and its four imposing churches. Many of the houses still have the characteristic solid panel wood shutters of the olden times, with their heavy metal bars on the inside of the shutters and heavy panelled doors, to protect the inhabitants of the pirates that came up the hill from the nearby shorelines. On all sides of the town a short drive of 10-20 minutes will take you to a beach of your personal choice, either with fish restaurants and tavernas in easy reach, or a solitary stretch of beach or cove all to yourself.

A 15 minute ride by car or bus takes you to any of the three surrounding fishing villages of , Hermioni and Kilada with working fishing trawlers or small fishing boats. All three places have superb fish restaurants and places for traditional Greek dishes. The Hydrofoil stops at these places to take you to other nearby places of interest or direct to Athens.

The route to Athens from Kranidi is along breathtakingly scenic views through pine forests and from high up onto vast panoramas of blue seascapes below. After the Corinth Canal the toll roads take you swiftly into Athens or to the Airport. The journey to the airport is only few hours. There is also a regular daily service by bus, taxi or hydrofoil.

An inland flight from Athens of only 30-45 will take you to your favourite island of Corfu, , Skyros, , Limnos, , Santorini, Kos, Mykonos and Paros. In addition there are excursion boats, ferries and the hydrofoils. Or you might be tempted to holiday further on in Italy or Sicily in the West, Albania, Macedonia and Bulgaria in the North, Turkey in the East and North Africa in the South. These are the countries surrounding Greece

Sights worth seeing in the Peloponnese and particularly in the Argolid, the county of Kranidi and the property, are , Mycenae, Argos, Naplio, Ancient Tiryns, Ancient , the Corinth Canal and Ancient Corinth, of course.

Famous ancient sights on the other three Southern fingers of the Peloponnese are and Neapoli. Inner and Outer Mani, and Sparti. , Methoni,, Nestors Palace, Kalamatas and Ancient Messene. In the centre of the Peloponnes there are Ancient Teges, Tripoli, Andritsaina and the famous Lousios Gorge. In the West there is Ancient Olympia and finishing off in the North-west there are Castle and Kalogria and in the North there are Patra and Mount Chelmos.

Such a wealth of sights worth seeing in relatively close proximity makes Kranidi an ideal base for all round touring of wonderful sights, as indeed also in its own right a very pleasant place of permanent or secondary residence. Traditional Greek Stone House for sale Rental Conditions
