Our services can be separated into 3 parts as follows: Stage 1: Pre-Construction Stage 2: During Construction Stage 3: Post-Construction Stage 1: Pre-Construction 1. Give advice to the Client and Designer Team to set the Target of Project. 2. Recommend for arranging of Project Management structure and Project Management system together with suggestion to owner to obtain designers and required necessary specialists for the Project. 3. Master Schedule arrangement for Project Management starting from Conceptual Design until project completion. 4. To lead in design meeting and to manage all parties to achieve the design target as per approved Schedule. 5. To be adviser for design concept and development in term of possibility of construction and saving construction cost and timing (Value Engineering and Constructability Review). 6. Give instruction for Construction Method Statement, heavy equipment, and suitable materials for construction. บริษัท ทรัสตี้ โปรเจค แมเนจเมนต์ จ ำกัด 7. Investigate and review for construction drawing and specification to propose to the Client and consider together with designers for saving purpose of the Project and perfection of drawings and specification. 8. Introduce legal provision concern with construction work, safety, and environmental pollution protection and environmental impact that might effect to project construction. 9. Manage and plan the procurement for construction works. 10. To manage the tendering process and to select qualified tenderers who are suitable for the Project and submit to owner for their further consideration. 11. Manage bidding process to select the contractors and give advice to the Client to make decision for selection of the contractors. 12. Provide documentation such as the Letter of Intent (LOI) and Contracts. Stage 2: During Construction 1. Planning and provide Quality Control, Documents Control, and Approval System of the Project. 2. Construction Supervision in every activity to ensure that construction progress will be on schedule with approved drawings, specification and Contracts. 3. Construction Management will follow scope as stated in the Contract to be completed with high quality and within specific time frame with suitable cost for each projects. 4. Consider materials approval, shop drawing submit process, and proposed method statement from the contractors. 5. Recommend and advise or consider to change method statement to improve construction process regard to rapidly construct and safety. 6. To Lead in the meeting between owner, contractors and / or designers that follows up site work processes and solve the problems to achieve the target. 7. check the contractor’s payment requisition regard to contract payment and actual works done. 8. Solve the problems that might happen during construction period. 9. Instruct to stop working when it has seriously damages during construction or any dangerous circumstances on construction area. 10. To be centre person who can compromise to all concerned parties when problems or any argument occurred in accordance with propose appropriate ways to solve the problems or argument. 11. To report monthly work progress or each period as scope of works which is in the contract. 12. Inspect and observe the Variation Order which is work addition or work deduction during construction to submit to the Owner for approval. 13. Control and track coordination of activities for all of contractors and suppliers. 14. Inspect and recommend to client to concern requisition of the contractor regard to construction time frame extension caused by additional works or various unseen circumstances. บริษัท ทรัสตี้ โปรเจค แมเนจเมนต์ จ ำกัด 15. Construction Supervision to protect any accident and environmental impact (Safety and Security Plan) regard to the laws and regulation of project. 16. Plan to completed works inspection before handover to the owner that inspect and make the report of completed works and defected works (Practical Completion Checklist and Defect List). 17. Schedule and proceed for commissioning and acceptation test upon completion of M&E Systems until complete all of the works. Stage 3: Post-Construction 1. Planning working procedures after project completion and grand opening that operate to keep tracking and maintaining for good condition of architectural and all M&E works regard to warrantee period as stated in the contract. 2. Control and manage all contractors and suppliers to proceed required inspection process and handover the manuals of main equipment for future maintenance such as As-built Drawing, Operation and Maintenance Manuals, Warranties and Spare parts etc,. 3. Inspect and report all defected works to the owners for their acknowledgement by keep tracking and controlling the contractors to amend aforementioned defected works to be in good condition and be acceptable until completion of project. 4. Conclude all additional works and deductible works as well as other various claims 5. In cooperate with all parties to inspect all works in the last final period before warrantee period expired. If it appears any defected items then will force contractors or suppliers to amend all defected works until all reworks done. 6.
