The neighbouring Borough of Greenwich is also within walking distance. The site is located within a mix of residential and commercial properties presently part of Goldsmiths, University of London with an approximate site area of 839m2. The site is currently owned by Goldsmiths, University of London and used as office space for educational purposes which falls under the F1(a) use class of learning and non-residential institutions. Goldsmiths, University of London is an integral part of the wider New Cross community. It was founded in 1891 and has a leading reputation internationally attracting students from all over the world. Figure 1 – Site Location Plans The area benefits from excellent transport links with both stations being served by London Overground allowing for readily access to other parts of South London and Central London. The nearest stations include New Cross Station (0.3 miles) and New Cross Gate Station (0.2 miles) which are both within walking distance in under 7 minutes. Journey times include; • New Cross or New Cross Gate to London Bridge – 7 minutes • New Cross to Cannon Street – 11 minutes • New Cross Gate to Shoreditch High Street – 18 minutes • New Cross Gate to East Croydon – 25 minutes In addition to the railway stations, there are a number of buses that serve New Cross travelling to and from Central London with an approximate journey time of 30 minutes including the route 36 which is a 24 hour bus service. Description The development site comprises of 7no. former residential dwellings, which are currently in F1(a) use by the freeholders. Individual applications have been made to London Borough of Lewisham to return each of the individual units back to residential use with each of the units comprising of 3 bedrooms and a private garden. Whilst the properties are currently within education use as offices and teaching facilities, there have been no internal reconfiguration to the fabric of the building. The current buildings are of early 1900 traditional brick built construction and are two and half storeys in height.
