he Old Rectory displays a blend of architecture dating from the Georgian and Victorian eras. It is believed that the property was constructed Tin the early to mid 18th century and then extended soon after to the front, and latterly towards the end of the 18th century to the rear. The majority of the building comprises red brick with banding at first floor and cornice level, incorporating flush sash windows, under hipped clay tiled roofs.

The property lies amongst properties of a similar age deriving from a programme of improvement implemented when the Duke of Bedford took up a greater ownership of the . Many of these buildings are now preserved by being within the conservation area. The accommodation is arranged over three floors with many of the rooms having high ceilings, moulded cornices, deep skirtings and period style fireplaces. Modern amenities include a bespoke fitted kitchen and modern white sanitary ware.

About the house

Ground Floor The L-shaped reception hall has a tiled floor and leads to all the reception rooms. The drawing room and sitting room have westerly facing bay windows overlooking the landscaped gardens and terrace, and both rooms have traditional style fireplaces.

The family room adjoins the kitchen/breakfast room and has a traditional fireplace and exposed timbers. The kitchen is comprehensively fitted with a range of Shaker style units with granite work surfaces and integrated appliances including a range style oven, dishwasher and a microwave. Glazed double doors open onto the flagstone terrace area of the garden and a further door from the kitchen leads to a pantry area where a staircase leads down to the cellar.

The utility room and cloakroom are at the far end of the house and are accessed via an archway from the entrance hall.

First Floor A wide staircase from the hallway divides into two landing areas.

Bedroom two and bedroom three can be accessed from the principal landing where steps lead to a further landing and the master bedroom suite and a shower room. Bedroom two has a range of bespoke fitted wardrobes and a balcony overlooking the garden. The master bedroom suite has an en suite bathroom with a walk-in wet area.

The opposite landing leads to bedroom four which has a built-in wardrobe and an en suite bathroom. Stairs from this landing lead to the second floor.

Second Floor Bedroom five and bedroom six are both double rooms served by a shower room, with bedroom five having a range of fitted wardrobes. A short staircase leads from the landing to bedroom seven which has a range of fitted furniture, built in eaves storage cupboard and an en suite bathroom.

Coach House A detached and fully self contained former coach house provides annexe facilities and can be independently accessed from the driveway into an enclosed private courtyard. On the ground floor there is an entrance hall, cloakroom, WC, sitting room and a kitchen/dining room with some integrated appliances, and there are two double bedrooms, both with en suites, on the first floor.
