This compound and the 37 acres of abundant nature that surrounds it, fully capture the yesteryear warmth associated with well-known Currier & Ives prints and lithographs…then combine them with modern amenities and conveniences. Haven Homeplace Land & Environment The property is located near the South Village of Ashburnham, , 5 miles off Route 2, the main east/west highway between the and Boston. It is exactly 50 miles northwest of Boston, 25 miles north of Worcester and a short driving distance to many Central New England villages, cities and attractions. The property is divided into five main parcels and is comprised of ±78.40 acres, 37 acres of which are a part of this offering. (An additional 41 acres with ±1950' of road frontage are also available.)

Most improvements are located on the inner 37 acre parcel with frontage on Forristall Rd and Center Street/Rte 101. Forristall is a town-maintained private way that extends about 550 feet from Center Street and deadends at the main residence’s Carriage House. There are no other homes on the road. The town plows and maintains the road, plus provides municipal water. There is much open land at the end of Forristall Road on which the improvements are located. The trees in this portion of the property are mostly pine, hemlock, maple and oak. Forristall Road is lined with mature 80’-100' oaks and sugar maple trees. There is a small, included separate 0.59 acre grandfathered building lot parcel with about 165 linear feet of frontage on Center Street/Rte 101 at the far south end of the property.

A small stream traverses the property and offers potential for a pond. The owners have plans in-hand. Cross a small stone bridge over the brook and you step into the eastern portion of the 37 acre home lot to a sloping, mown field that ascends to what is called 'Blueberry Hill', a hillock with winter views of Wachusett Mountain through the trees and many heirloom blueberry bushes.

An abutting wooded parcel with majestic, mature beech trees and approximately 21 acres borders the main lot to the west. The owners have been approached about locating a solar farm on this parcel, but have resisted development because it abuts hundreds of acres of conservation land, trails and lakes. The aforementioned parcels form a contiguous block of land with the buildings nearly in the center of it. To the north of the home lot is another parcel with approximately 20 acres and 1,950 linear feet of frontage on Old County Road. This parcel and its attendant frontage are being offered separately. Please inquire. Thanks to its high elevation location in the hilly terrain of Central MA, there is almost always a breeze, making it a very agreeable and healthful place to be, in all seasons. Town historians tell us that Elijah Haven Homeplace was a gift from Elijah's parents, Jonas and Nancy Haven, who settled the 300 acres next door just after the Revolutionary War. One of their daughters, Anna Dawn, was found on the doorstep early one morning in the mid-1800s. The Havens took her in and adopted her.

In 1990, the current owners from New York purchased the farm from the Havens (the first time it had been out of their family in over 160 years) and completely updated it, created the lawns & gardens and cleared the fields – leaving the charm intact.

And not by coincidence, one of the prominent rose varieties in the garden is "Anna Dawn"! Main Residence

The main house is known as 1830 Elijah Haven Homeplace. It is an Antique Cape Cod- style structure built in the early 19th century. It is the owners' primary residence, which they also use as an income property whenever they are traveling.

The home is surrounded by many acres of professionally designed lawns and gardens, and abundant windows through which to admire them.

Taking it from the top, at the uppermost portion of the second story, the exterior walls are enhanced with attractive scalloped, peach-colored cedar shingles. The rest of the exterior is clad with quartersawn spruce clapboards that are primed and painted with a combination of Cabot's Linen on the clapboards, then a light shade of green on the trim and around the windows and tasteful light peach and lavender accents and highlights throughout.

Unpainted, weathered, rustic vertical barn siding covers the north exterior wall leading into the kitchen from the patio deck. The roof is topped by a beautiful rebuilt brick chimney with intricate corbeling and a copper chimney cap. The entire main part of the first floor of the cottage is a Living Room. It has a dramatic center chimney made of bricks from a local 1800s brickyard. The windows are updated, double-hung with wooden sashes and true divided light glazing. Each has storm panels plus new storm windows. All this glass not only provides abundant light and improves moods, but offers terrific views across the property grounds from every window.

Above the fireplace is a unique brick arch and rustic barn beam mantle. A cherry red propane stove inserted in the Rumford Fireplace enhances the hearth.

In addition, there is a wall of built-in bookcases and a bay window off the west side of the Living Room. A charming stairway leads to the restored second floor. Both Bedrooms have pine and hemlock floors, 5/8” blueboard with 2-coat plaster walls and ceilings, plus original horizontal exposed antique beams along each kneewall. The Queen Bedroom has a large skylight over the bed for stargazing and pleasant dreams at night.

The bathroom was completely updated in 2009 with irridescent Glass Tiles, a Frameless Glass Shower, high-end Hans Grohe fixtures, 48" x 48" Velux Skylight, automatic room Ventilating System and a golden, antique reclaimed Wide Pine Floor. Exiting the bedrooms, cross a landing and enter a cozy, open Mezzanine Reading/Sleeping Loft above the kitchen. Entry is through a natural wood 12-pane door. Multiple windows showcase views to the barn, west field, a small apple orchard, summerhouse/artist studio and beautiful stone walls. The ceiling in this loft is rough barn board and two large skylights lighten and brighten the space from above.

A 12-pane French Pocket Door leads from the Living Room into the Kitchen and Dining area. The room is large, updated and modern in a country style. It includes a restored antique GE Electric "Jetliner" stove dating from 1948 that has been appraised at $7,500, terracotta tile counters with granite trim and open pantry-style shelving. There are three large skylights above the kitchen work area and many windows.

The dining area is integrated in this Country Kitchen with rustic rough pine walls, a window seat that runs almost the full length of the room and exposed beams on the ceiling. A wood Patio Deck and adjacent Spa Area are just off the Kitchen/Dining area with expansive views of the gardens and fields. Overall living area is approximately 1,316 sq ft. The Deck and fully-wired Spa Area is approximately 450 square feet, for a total of almost 1,750 sq ft of indoor/ outdoor living area in the main house.

The foundation dimensions of the 2-story portion of the Cottage are 24’ by 19’. The Kitchen Ell portion of the house is 20’ by 14’. The Loft/Reading area is 14’ by 10’.

View of the Haven Homeplace Cottage & Barn from the Carriage House Barn / Great Room This fully-renovated, converted Post & Beam building is just across the stone driveway from the farmhouse. It was completely updated in 2000 from the sills and basement to the peak of the roof.

This vintage Barn is now a 28' x 24' Great Room with 6-over-6 double-hung windows, painted 2-coat plaster, original posts, exposed beams and 14' ceilings! Overall, the barn area has about 700 sq ft of finished, furnished, heated, air conditioned and secured space.

The Exterior walls are white cedar wood shingles. The roof is gabled and clad with red cedar shingles. Scalloped cedar shingles stylize the gable end of the barn facing the house.

The barn's interior is accessed through an oversized and substantial, fully-insulated custom wooden door on wrought iron hinges, detailed with a thermopane diamond window and handwrought iron hardware, along with Baldwin deadbolts. The front of the building also features a large, fully-insulated, faux-sliding replica of the original hay wagon door. It is even mounted on its original iron track hardware. The interior is airy, open and bright with painted Pine floors, numerous windows and soaring ceilings. It was fully sandblasted during the restoration to reveal beautiful early-1800’s wood grain and golden colors. The space is illuminated from above by 6 pendant lamps with glass shades. Halogen uplights illuminate the ceiling from atop beams at 8'. All illumination is dimmer-controlled. The walls are insulated with closed cell foam to R-25 and are finished with 5/8” blueboard with a double coating of plaster. There are seven large 12-pane divided light windows, another six 6-pane windows at about 10' and three 6-pane windows mounted in the faux haywagon door. Light, as well as views, are abundant. The second floor is accessed via a substantial, interior wooden stairway. This upstairs area currently has a rigid foam insulation subfloor and is currently utilized as dry storage. There are 6-over-6 windows on each gable end. When you step in, you'll immediately visualize the possibilities of bumping out a dormer or two and creating a light and life-filled room here too.

The Barn's basement has a concrete floor and granite walls. It contains the Propane Furnace and the Central Cooling System. The barn's water supply comes from a 390' artesian well. Other features include a 200-amp underground electrical service that is separate from the house — plus phone, cable, satellite, ADT fire & theft protection and is integrated in the home automation system. Through wide sliding doors off the basement, you'll find the attached Greenhouse/Conservatory. It features 325 sq. ft. of growing space and is where the owners shelter their citrus and other tropicals in the frosty seasons. This 4-season space has new Triple-wall Polycarbonate wall/roof panels with copper flashing, thermostatically- controlled heat and an automated ventilation system. Carriage House

The Two and a Half Bay Carriage House Garage and Loft is a recent Post & Beam structure built in 2001 by Country Carpenters, with approximately 1,320 square feet of building area. The exterior walls are board and batten, the roof is gabled nd and clad with charming, weathered white cedar wood shingles. There is a cupola on the high point of the roof illuminated by an antique globe lantern. A Blue Heron Copper Weathervane soars atop it.

Pine window boxes brimming with flowers during the growing season complete your visual experience. The inside is golden, raw pine enhanced by massive posts and beams. The building has an ample 200 amp underground electrical service. The floor is poured concrete. Bright sunshine radiates in from five 6-pane windows on the rear wall with another four on side walls.

A sturdy stairway leads to the Loft on the second floor. The loft is illuminated by custom, tilt-in Arch Windows at each end of the building plus shafts of light coming down from the cupola. There is also a Pass Door on the right side of the building and a Sliding, Lockable Utility Door rear left.

The building has four exterior globe lanterns flanking doors, plus another in the cupola, all controlled by an automatic light-sensing system. Orchard Studio /Chicken Coop

The owners designed and constructed a Post and Beam Chicken Coop in 2002. It is ready to be converted into an Artist’s Studio, Summer House...or kept as-is to raise exotic poultry as they did as a satisfying hobby in the mid-2000's.

This charming auxiliary structure is nestled behind a rise in a small apple orchard and near a stone wall and a stream. The usable space is about 400 square feet. Exterior walls are weathered pine board and batten barn siding. You enter through a set of large, Marvin French Doors with egg-shaped Baldwin knobs and locks.

The building is fully-insulated, has a standing seam metal roof and poured concrete floor. There is an artesian well connection for water and a red Kupferle yard hydrant inside. It also has underground electrical service. A second freeze-proof Kupferle yard hydrant is located between this building and the barn and may be used for irrigation purposes. Floor Plans

We had such an enchanting stay at Elijah Haven Homeplace. The home and the grounds are immaculately maintained. The flowers were still in full bloom during our stay, providing a beautiful and peaceful setting to enjoy the gentle breezes that seemed to waft across the rolling hills. There are so many lovely spots, both inside and outside, to read, write, sketch, or just sit quietly and watch the wild turkeys roam the grounds. We came with the hopes of escaping the big city and to just enjoy the peace and quiet of nature with our pup Prince. Needless to say, we all had a great time. We can't wait to return! Manhattan, New York, NY

"Is it possible to have your breath taken away even before you arrive at your destination? If you're lucky enough to stay at Haven Homeplace, it is. Driving up the short private road, lined with century-old stone walls & massive trees, we knew we were in for something special. 100 picturesque acres would be ours for the next month, offering not only great privacy but a visual feast. No matter which direction your eyes venture, a photo op awaits. Bird houses & multi- colored flower gardens are everywhere. Fox, turkeys, porcupine, squirrels & chipmunks often visited & we soon began to wonder if we’d been dropped onto a Disney set. Four buildings give the property an estate feel: carriage house for 2 cars, a refurbished barn (private to owners), with an attached greenhouse (tropical plants kept in bloom for their summer stay on the beautiful deck with teakwood outdoor-dining set), a chicken coop worthy of human habitation it's so clean (now sans chickens), and the farm house. The antique farm house, modest in footage but spacious feeling, has been lovingly restored and exudes charm. Original wide floorboards, a rustic, fully functional kitchen, & designer touches are throughout. The owners’ Asian travels reflect in the art and furnishings, mixed with the traditional, giving the home high marks on beauty and comfort. A loft, open to the kitchen below, begs grabbing a good book from the home’s extensive library & settling in. Windows and skylights are everywhere spilling sunshine or making cloudy days bright. Another bonus is central air. There’s WiFi too and weekly maid service. The bathroom is beautifully outfitted & totally modern. The clear glass shower with blue glass tiles is stunning. And taking a shower and looking out at the trees through the large skylight makes one feel in touch with nature. We highly recommend HHP. There are too many special features to cover & we kept discovering them up to our final day. The owners couldn’t be nicer. They take pride in their property & it clearly shows down to the eggs, milk, bread and jam we found in the refrigerator upon arrival. We felt like we were in an upscale hotel because of all the amenities, but it was even better because we had a totally private estate to ourselves to enjoy. Perfect location for touring the Monadnock NH region & the Boston commuter train is only 20 minutes away. Ashburnham has its own charm, with a few cute shops & restaurants are nearby, and is truly 'undiscovered'."

"...so delighted to stay at Haven Homeplace, an old New England farm cottage in a peaceful setting, surrounded by green fields, birds in tall trees and old rock walls. Inside there is a clean bright kitchen and a view from the large dining table, and a spacious living room. The hosts provided excellent support and advice, including helpful information and thoughtful touches like outdoor dining on the deck, cozy reading places, electronic security, comfortable beds, and a modern bathroom. I enjoyed every minute and look forward to a return visit."

Austin, TX Gorgeous New England Farmhouse with park-like grounds k k k k k k

My husband and teens and I had such a great time at this lovely farmhouse. The little house is immaculately maintained and lovingly restored. The kids loved going for walks looking at the wild turkeys and other wildlife. The owners have put so much energy into making this a special and peaceful place and the positive energy is palpable. We enjoyed coffee outside, with some warm spring weather. There are multiple vistas on the property, with perfectly located Adirondack chairs welcoming one to sit. It must be truly spectacular with fall leaves. We West-Coasters thought it an ideal New England experience. Original rock walls and loads of room to roam. We will definitely be back! Thank you!!

One of a kind I'm tempted to say "don't miss this" but I'm afraid too many people will sign up and there won't be room for us next time! This place is completely unlike other rentals you may have tried. It's a meticulous restoration of an 1830’s farmhouse and grounds, surrounded by open pastures, stone walls, lovely flower gardens, an apple orchard and blueberry bushes. The house has been continuously worked on since the property was acquired in 1990 and is now like something out of a design magazine - careful attention to detail, use of vintage materials, very well-equipped, comfortable without being fussy. It's cozy — two bedrooms, one bath, sitting room, kitchen/dining area, reading loft, basement with laundry, very nice deck. There's a renovated barn and a new double garage complete with lighted cupola and weather vane. Hosts were very helpful with regard to local hikes, farmstands, attractions, etc... and responsive to any and all questions. Nothing much going on in Ashburnham Village but a decent food market, liquor store, bakery/ candy/coffee shop, dry cleaners, pizza place, etc... We wanted a rural feel close to the city and that's exactly what you get. We'll go back as soon and as often as possible — and so should you — just don't conflict with us! Lewisville, NC

We were charmed from the moment we saw the place. Ashburnham is one of the hidden gems of the state, and Haven is one of its brighter, prettier facets. If you poke around, there are lots of architectural treasures in the town, houses dating from the early 19th century, old farms tucked away, mansions here and there and even a piano museum! As for Haven, the buildings are elegant, the gardens lovely, the grounds pretty and restful. And one is a short drive from Pioneer Valley, Northhampton, the Berkshires, , the museums at Fruitlands. So what more do you want already? Centerport

This circa-1830s farmhouse, actually a beautifully renovated cottage, located at the center of 100 acres of forests and meadows, was perfect for us. It is immaculate and beautifully-appointed with both comfortable and handsome furniture. The hosts are wonderful, engaging, helpful and friendly. Everything we needed to spend the week was in place and available. Turkeys wander through the meadows; woodchucks scurry to find their borrows; stories of deer and coyote abound. We watched them from the many-windowed kitchen and dining area. The landscaping reflects care and a stylish flair. The many beautiful stone walls that outline the driveway and meadows are a reminder of New England's and this house's past. An added benefit, if you love Robert Frost's poetry, you see his poems everywhere: birch trees, not yet bent; walls that make good neighbors; tufts of flowers. We would love to spend time here at other times of the year: Fall with the magnificence of maple colors; seeing Winter's white. We shall return time and time again.
