Why this report?

In selling real estate over the years, I have learned of common concerns home buyers have. Often, homebuyers are not sure where they want to live! Sometimes new buyers focus on areas they know or heard of, which may not be ideal.

The location of your new home is the prime consideration of your purchase, and sometimes the most difficult. You need to balance your needs around commuting to work, schools systems, and the cost of homes. But the most important variable in your decision: you must to like your hometown.

Your trip home at the end of a work day should be enjoyable. Taking the kids outside and walking around should be fun. When people ask you where you live, you proudly tell them.

Finding the right community is your first step to a happy home for your family. This report was created to help narrow down your search or expand to options you didn’t consider. My goal is to help you find the perfect spot to call home.

Considerations in Choosing a Community

Young families have specific needs. By choosing the right home you are answering the needs of your family and its future. Whether buying your first home, or moving up from your current one, most likely you are expanding your living area and investing more money than ever.

What are the most important considerations when choosing a community? Prioritize this list, and revisit it often:

 Public schools system  Public transportation  Ease of commute  Proximity to Boston  Greenery and privacy of home  Size and quality of house  What else is important to you?

Of course, regardless of your priorities, everything is constrained by your budget, so the goal is to optimize your home for the money.

Don’t be afraid to change your priorities, it is a natural part of the process. Maybe you want less house and better schools, or perhaps an easier commute is now more highly ranked than a large yard.

As you explore new neighborhoods and open yourself to looking at various options, you will learn your priorities. There is no right or wrong, there is only what’s right for your family!

Arlington

ABOUT ARLINGTON With a lively downtown, Arlington offers shops and restaurants that will make it easy to forget to run into the City for dinner. With pretty homes on tree-lined streets, located just a few miles from Boston, Arlington has become a highly desired destination for young families. This has been fuelled by an impressive school system.

LOCAL INFO Location 6 miles NW of downtown Boston. Neighbors Belmont, Winchester, Medford, Lexington, Cambridge, Waltham. Population, (2010 U.S. Census) 42,844. Home Prices, (average price of sing- $552,794 family home in 2012)

TRANSPORTATION Public transportation is provided through the Massachusetts Bay Transit Authority (MBTA) servicing the Greater Boston area with bus service and a subway system. Closest access to the subway system is through the Alewife Station located just over the Arlington border in Cambridge.

Several important bus routes go through Arlington; they take you to Alewife Station, Harvard Square, Davis Square, Lechmere Station and the Burlington Mall. To find the best route for your commute visit the MBTA website.

EDUCATION Arlington High School is ranked 25th within Massachusetts. Students have the opportunity to take Advanced Placement® course work and exams. The AP® participation rate at Arlington High School is 53 percent. Arlington High School is the only high school in the Arlington. PRIVATE AND PAROCHIAL SCHOOL There are two Parochial schools, Arlington Catholic High School, and an elementary/middle school, St. Agnes School, both affiliated with St. Agnes Parish. In addition, there are two secular elementary schools, Lesley Ellis and the Alivia Elementary School, and Ecole Bilingue, another elementary/middle school.

Brookline

Brookline is easy to love, just not so easy to afford. With its excellent school system, beautiful homes, and convenient location, it’s no wonder this town has been so popular.

LOCAL INFO Location Minutes to downtown, located on the Western edge of Boston. Neighbors Boston (Back Bay / Fenway / Allston / Brighton / West Roxbury / Jamaica Plain), and Newton. Population, (2010 U.S. Census) 58,732 Home Prices, (average price of sing- $1.489,053 family home in 2012)

TRANSPORTAION The Massachusetts Bay Transportation Authority (MBTA) provides light rail transit services in the Town of Brookline on the C and D Lines of the Green Line going to Government Center and Lechmere. The C Line travels through Brookline along Beacon Street from Cleveland Circle to St. Mary’s Street with 12 stops along the way. The D Line travels through the Town from the Reservoir Station near Cleveland Circle to Chapel Street in the Longwood Medical area. There are five stations or stops for Brookline residents on the D Line. Although not located in Brookline, the B Line of the Green Line is also accessible to residents living in North Brookline.

Canton

Originally part of Stoughton, Canton was incorporated in 1797, and has been home to various industries. If you need access to the highway, or a short train ride to the City, Canton is a great location for commuting. With plenty of green space, and quiet side streets, it’s worth a visit. LOCAL INFO Location 15 miles southwest of downtown Boston. Believed to be the opposite side of the earth from Canton, China. LEXINGTON One of the prettiest suburban town centers belongs to Lexington, where Massachusetts Avenue is lined with wide cobblestone sidewalks. Whether using city streets or the highway, it's an easy commute inbound, (depending on traffic). And don't forget it offers a great schools system. LOCAL INFO Location Lexington is a town in Middlesex County. It is located about 15 miles NW of Boston. Neighbors Burlington, Woburn, Winchester, Arlington, Belmont, Waltham, Lincoln, and Bedford. LEXPRESS has been serving Lexington since 1979 and is one of the oldest suburban transit systems in Eastern MA. Providing a fixed route minibus service, Lexington neighborhoods are united with Town services and shopping centers. Funded by the Town of Lexington, the MBTA, and donations from local businesses.

EDUCATION Lexington High School is ranked 11th within Massachusetts. Students have the opportunity to take Advanced Placement® course work and exams. The AP® participation rate at Lexington High School is 63 percent. Lexington High School is the only high school in the Lexington.

Medfield

If you are looking for a small town feel, privacy, and a connection to nature, Medfield may be the perfect place for you. With a friendly atmosphere and an easy commute to Boston, your will enjoy the convenience of this little town. Medfield offers the rural setting combined with excellent schools.

There is limited housing turnover in Medfield, but young families are flocking to it and for good reason. Despite the small real estate market, there is a wide range of home prices, $230,000 – $1,418,000 in 2012. Search Medfield MA houses for sale.

Medford

Medford offers a short commute to Boston and is home to Tufts University. Young families moving from the City condo or apartment love Medford’s slightly urban feel coupled with a laid-back downtown, beautiful parks and single family homes with yard and privacy.

Take a look into Milton MA, which neighbors the big City, and offers a variety of both public and private education options.

George Bush Senior was born in Milton, if that means anything to you. Milton is a neighbor of Boston with a history of industrial investment since the 1600′s. Milton’s neighborhoods range from large mansions to small colonials on quiet side streets.

Needham offers a fun downtown, good schools and a short commute. Known as Newton’s more affordable neighbor and alternative, it has been catching up quickly. Newton

Newton is a City compromised of several villages. Each one of Newton’s village has its own center, and most offer public transportation options. Each area and zip code has a real estate market of its own, prices and styles vary across Newton.

TRANSPORTATION Newton is well-served by three modes of mass transit run by the MBTA: light rail, commuter rail, and bus service. The Green Line "D" Branch, (also known as the Riverside branch) is a light rail line running through the center of the city that makes very frequent trips to downtown Boston, ranging from 10 to 30 minutes away.

Wayland

Wayland may seem like a sleepy little rural town. But between the short distance to Boston and the shopping Natick and Framingham offer, you’ll never be far from action.

Frankly, the commute is not the quickest with traffic often slow in this area, but you may find it is well worth it to live in this hidden gem with excellent education.

West-Roxbury

West Roxbury is a popular destination for young families who want to live in the City of Boston. The area is known for the easy commute into the City and the friendly neighborhoods. It’s also my home.

When walking around West Roxbury, you’ll meet those who were born, raised and now raise their children here. I’d describe West Roxbury as living in the City with a suburban setting. There is something a little bit old fashioned about it. Search West Roxbury MA houses for sale.

LOCAL INFO Location West Roxbury is a neighborhood in Boston’s southwestern corner. Neighbors Roslindale (Boston), Dedham, Newton, Brookline Population, (2010 U.S. Census) 30,446 Home Prices, (average price of sing- $421,000 family home in 2012)

EDUCATION Residents of West Roxbury are part of the Boston Public School system. Urban Science Academy received a bronze medal from US News and World Report. There are also several private schools in the area, as well as neighboring Newton and Dedham.

LOCAL INFO Location 8 miles north of downtown Boston. Neighbors Woburn, Stoneham, Medford, Arlington, and Lexington. Population, (2010 U.S. Census) 20,810 Home Prices, (average price of sing- $836,594 family home in 2012)

TRANSPORTATION Winchester has two stops on the Lowell line, Wedgemere and Winchester Center. The stops are in easy walking distance of one another. The Lowell Line runs from Lowell to Boston's North Station. Search the best route for your commute at the MBTA website.

There are bus lines going through Winchester to nearby communities such as Medford, Arlington, and Cambridge. Bus route #134 runs between North Woburn and Wellington Station on the MBTA's Orange Line in Medford. Bus route #350 runs from the Burlington Mall to Alewife station in Cambridge on the MBTA's Red Line. A commuter express bus runs from Cummings Park in Woburn to Boston during rush hours. Nearby Anderson Regional Transportation Center off I-93 (Commerce Way exit) has Logan Express shuttle bus service to Boston's Logan Airport every 30 minutes, and free shuttle service to the Manchester, N.H. Airport for ticketed passengers every two hours.
