AUCTIONEERS NOTE Voyce Pullin are very pleased to receive instructions from Norman and Jon Sandy to conduct a Classic Genuine Dispersal Sale today. Over many years Norman and Jon have been known very well locally for undertaking work for local farmers alongside a lot of work for the Council and Schools whilst continuing to run and operate a busy and successful farm shop from the main holding.

Norman has now decided it is time to take life a little easier and Jon will continue with the Farm Shop, General Farming, but also undertaking other tasks in life that are now high on the list of pri- orities.

With this in mind they are going to refresh the farm and hence today’s Dispersal Sale which is gen- uine and unreserved.

The equipment in today’s sale is generally in excellent condition for its age and there is a full range of kit on offer today to suit all buyers. The MF 5455 Tractor pictured on the front cover is a particular highlight of the sale and a good example of how the Sandy Family look after the equip- ment that they own.

The Sale includes all machinery on the farm owned by the family including surplus farm shop equip- ment, a range of building goods and a nice selection of vintage equipment. This is a good quality sale at which your attendance is recommended.

METHOD AND ORDER OF SALE All Items in the catalogue will be sold in pounds. The list of items in the catalogue are in numbered order and the sale will commence at Lot 1 with the workshop and general farm requisites to be conveniently lotted and sold at the start of sale, then followed by the main items in precise catalogue order as detailed. The items detailed (lots 1-200) will be lotted as they are laid out, please contact the auctioneers for precise lot number details.

CONDITIONS OF SALE The sale is held subject to the Auctioneer's General terms and Conditions of Sale (printed in the back of the catalogue) and to the Auction Conditions of Sale recommended for use by the Livestock Auctioneers Association (LAA), the latter Conditions will be displayed in full at the Sale Premises and available to those purchasers who wish to view them. All lots are sold as seen and without war- ranty of any type unless specifically stated.

VAT VAT at the current standard rate will be charged on all items.

BUYERS PREMIUM No Buyers Premium will be charged on the sale. 4

CATALOGUE ENTRIES Whilst every effort has been made to ensure that the descriptions are accurate no guarantee is given or implied. Buyers should note that lots may be withdrawn and other lots added prior to the sale day. Buyers are advised to contact the Auctioneers prior to the sale to confirm a particular lots inclusion since neither the Vendor nor the Auctioneers will be responsible for abortive expenses in respect of withdrawn lots. We cannot guarantee that the precise lotting order will not change.

Purchasers are reminded that all lots become their responsibility from the fall of the hammer. (See Conditions of Sale).

COMMISSION BIDS The Auctioneers will be pleased to execute written commission bids prior to the sale on the under- standing that the Purchaser has inspected the items. Forms are available on request. Please con- tact the Auctioneers prior to sale.

ENGINE HOURS Neither the vendors nor the auctioneers make any warranty regarding engine hours or vehicle mileages. Any quoted tractor hours in the catalogue were recorded in September 2014, but con- tinue to be used up until sale day. The Auctioneers will update clock readings and announce at the point of sale.

ELECTRICAL ITEMS All electrical items will be PAT tested prior to the date of sale as appropriate.

We are now able to accept credit cards in settlement of your purchase (subject to surcharge and sig- nal) credit cards 2.5%

Purchasers can make arrangements to pay via BACS automatic bank credit transfers. Arrangements should be made for this prior to sale.

Due to the requirements of the Money Laundering Regulation 2007 we regret that we are unable to accept payments for goods in cash where the total transaction (including VAT) exceeds £8,000.

SETTLEMENT AND CLEARANCE OF ITEMS Settlement in full is due to the Auctioneers immediately at the conclusion of the sale, no machinery or asset may leave from the Sale Premises without an official PASS obtainable only from the Auctioneers upon settlement and all stock should be cleared from the sale premises on the day of the sale, except where additional time to remove has been specified. We reserve the right to hold back any item sold until clearance of any payment. 5

DIRECTIONS to Holly Hill Farm, Iron Acton, South Gloucestershire, BS37 9XZ Note: Please do not access the farm sale through the village. Good access is available from the main road avoiding the village – please use directions and sign postings on Day of Sale. Sat Nav is good to BS37 9XZ however the written directions will take you to the farm via the best known route, which may vary to Sat Nav instructions. From The M4 (7 miles to farm approximately): Exit at J18 (Bath) and head north on the A46 signposted to , Stroud and Cirencester. Continue for 2 miles and at the traffic lights turn left onto the A432 towards Yate and , continue through Old Sodbury into and at the roundabout continue straight on towards Bristol & Yate (on the A432), continue 1.1 miles and at roundabout turn right to Bristol and Thornbury on the B4509 (then passing the Esso Garage on your left) at the next roundabout approach in the right hand lane and go straight over. Continue for 2 miles and at roundabout go straight over signed to Iron Acton. Engine Common and Thornbury (you will pass the Great Western Business Park on your left) then continue past the Esso Garage on the left hand side and the entrance to the farm (The Farm Shop Entrance) is on the left directly off of the B4509 and opposite to the Iron Acton Garden Centre. From the M5 (14 miles to farm approximately): Exit J14 () and join the A38 Gloucester to Bristol Road. Head south towards Bristol on the A38 for 6 miles during which you will go straight on at the lights by the Hyundai Garage and pass the Masons Arms Pub on your left hand side. At the lights turn left onto the B4059 signed to and Iron Acton. Stay on this road for some time (about 5 miles approx.) and at the next set of lights turn left signposted to Yate and Chipping Sodbury (do not go straight over at these lights as you will enter the village where there is no access to the farm). Having turned left continue for ¼ mile and the farm (Farm Shop) entrance will be on your right hand side. The Farm and Sale entrance is directly opposite the Iron Acton Garden Centre. CONDITIONS OF SALE

1 The Auctioneers sell as agents for the Vendor (except where they are stated wholly or partly to own any lot as principal) and as such are not personally responsible for any default by the Vendor or Purchaser. 2 Subject to the reserve price (if any) being reached, the highest bidder for any lots shall be the Purchaser, and if any dispute arises, the Auctioneers may determine the same, or the lot may be put up again and resold at their discretion. 3 The bidding at all times to be at the discretion of the Auctioneers, who reserve the right to refuse any bidding or to withdraw any lot or lots from the sale, and to sell in such order and combine lots as they think fit. No bidding shall be retracted. 4 At the fall of the hammer, each Purchaser shall upon request give to the Auctioneers his or her name and address, and pay for any lots purchased at the close of the sale. 5 No lot or lots shall be removed from the premises until paid for, but each and every lot shall, at the fall of the hammer, be considered as delivered and at the risk of the Purchaser and shall be removed from the sale field at the Purchaser’s expense and taken with all faults and errors, save as hereinafter provided. 6 The Auctioneers describe each lot with care from information supplied by the Vendor or from their inspection when cataloguing but no allowance will be made for errors of description or misstatement contained in advertisements, catalogues or given verbally at or before the sale. Buyers should satisfy themselves prior to the sale of the condition of each lot. 7 Purchasers paying by cheque must be prepared, if required, to produce a letter of credit from their bankers. 8 The Auctioneers will, at the Purchaser’s request, transfer lots to another Purchaser, but the original Purchaser shall not cease to be responsible for the purchase money and, in the event of default may be sued for the same. 9 No lot of any description is sold with a ‘warranty’ or ‘condition’, unless specifically mentioned at the time of sale. 10 If a Purchaser shall fail to comply with any or all of these conditions any money deposited will be forfeited and any lot which remain uncleared after the times and date specified in the General Remarks will be sold by public auction or private sale, without notice to the Purchaser, and the deficiency (if any) arising upon the resale together with interest thereon (at a rate of 15% per annum) and all costs, charges and expenses incurred shall be due as a debt by the Purchaser in default upon the first sale and be recoverable as for liquidated damages. 11 Accidents – Every person attending the sale shall be deemed to be there at their own risk and neither the Vendor nor Auctioneers will be responsible for any damage to life or limb or property, prior to or during the progress of the sale, or at any time during the removal of lots. Cars are parked entirely at the Owner’s risk. 12 We hope that you do not have cause to complain about the services we provide, however we are now legally obliged to provide you with the following information: We regard client care and the standard of service delivered as a top priority. If, however, you do have cause for concern, please initially contact of one of the Directors, either Jon Pullin or Chris Voyce FLAA. The complaints handling procedure of the Royal Institution of Chartered Surveyors is complied with and a copy of the firm’s procedure is available for inspection at any Office. 13 These conditions and all transactions shall be governed by and construed in accordance with English law.
