Landmarks Preservation Commission October 29, 2002, Designation List 340 LP-2118 RITZ TOWER, 465 Park Avenue (aka 461-465 Park Avenue, and 101East5T11 Street), Manhattan. Built 1925-27; Emery Roth, architect, with Thomas Hastings. Landmark Site: Borough of Manhattan Tax Map Block 1312, Lot 70. On July 16, 2002 the Landmarks Preservation Commission held a public hearing on the proposed designation as a Landmark of the Ritz Tower, and the proposed designation of the related Landmark Site (Item No.2). The hearing had been advertised in accordance with provisions of law. Ross Moscowitz, representing the owners of the cooperative spoke in opposition to designation. At the time of designation, he took no position. Mark Levine, from the Jamestown Group, representing the owners of the commercial space, took no position on designation at the public hearing. Bill Higgins represented these owners at the time of designation and spoke in favor. Three witnesses testified in favor of designation, including representatives of State Senator Liz Kruger, the Landmarks Conservancy and the Historic Districts Council. In addition, the Commission has received letters in support of designation from Congresswoman Carolyn Maloney, from Community Board Five, and from architectural hi storian, John Kriskiewicz. There was also one letter from a building resident opposed to designation. Summary The Ritz Tower Apartment Hotel was constructed in 1925 at the premier crossroads of New York's Upper East Side, the comer of 57t11 Street and Park A venue, where the exclusive shops and artistic enterprises of 57t11 Street met apartment buildings of ever-increasing height and luxury on Park Avenue.

  • Manhattan Retail Market MID-2ND QUARTER 2016 REPORT Retail Activity in the News
Manhattan Retail Market MID-2ND QUARTER 2016 REPORT Retail Activity In The News Virtual Restaurant Business Revolutionizing Traditional Food Delivery The growing convenience of home food delivery through services such as Seamless and GrubHub has prompted the launch of what can be best described as “virtual restaurants.” One company Green Summit Group currently operates 2-kitchens and boasts 8 “restaurant” brands, yet is void of any storefronts. The business model is banking on the projection that most New York City dwellers won’t care or realize that the food is not being prepared in a traditional restaurant. Green Summit has eliminated the burden of managing retail spaces, while also further benef ting from its ability to shift menu items more quickly to cater to the fast-evolving preferences of consumers by creating another online-branded “restaurant” that appeals to the f avor of the moment. If a particular brand does not meet f nancial expectations it is easily scrapped, incurring a relatively low cost of failure. Currently in expansion mode, in addition to existing kitchens in Midtown and Williamsburg, Brooklyn, the Green Summit plans to open 4 additional kitchens in the Financial District, Downtown Brooklyn, the Upper East Side, and the East Village in 2016 in order to be within delivery range of 90% of New York’s online food-ordering population according to the company’s projections. Generating about $10 million in revenue in 2015, expansion plans are reportedly expected to triple revenue in 2016. Success of the company launched about 2 and a-half years ago may be short-lived in the opinion of some skeptics of the virtual model, pointing out that consumers want to engage with the restaurant brand.

  • CORNELL CLUB, NYC By
GREAT HANGER STEAK AND GREAT HANGERS TOO THE CORNELL CLUB, NYC by Lew Toulmin SUMMARY We stayed at the Cornell Club of New York for four nights in early August 2010. The Club is about 200 yards west of Grand Central Station in a very good location. The public rooms are relatively modest but the bedrooms are excellent and more reasonably priced than most NYC reciprocal clubs. Rates for a twin room were $220 per night in the low summer season (a negotiated rate), including breakfast, rising to $302 in the fall. CLUB HISTORY AND FACILITIES The Club was founded in 1889 and rented rooms at the Royalton Hotel for a time. Subsequently the Club moved five times around Manhattan, arriving at the current location in 1985. A three year renovation of the existing building was required. The Club is in a 14 storey building at 6 East 44th Street, about a short block west of Grand Central Station, between Madison Avenue and Fifth Avenue. (Unfortunately, this station does not offer train service to and from Washington, DC. The Station is a landmark in itself, with a fruit, veg and meat market, restaurants, shops, great architecture, regular tours and access to the subway.) The Club library is very modest, consisting of a couple of walls of books. There are five function rooms, with square footage totaling 3500 square feet. These rooms are all right but not gorgeous, and in fact the bedrooms are definitely nicer than the public rooms, the reverse of the usual club situation. Other Club facilities include a moderate sized gym, about 50 x 50 feet with free weights, stationery bicycles, exercise balls and treadmills.
