What is the size of the development? The entire development is approximately 800 acres, 200 acres of which is designated as the Owners’ Preserve. The property is designated for Single Family Residential Use.

How many ranches will be available for sale? There are only 68 ranches planned. Ranches may not be sub divided; however, two or more contiguous ranches may be combined.

What are the minimum building requirements? The minimum square footage required is 2500. A minimum of 2000 Sq Ft is required for the first floor living area. Homes must at least have a 2 Car attached Garage. The height limit for your home is 30 feet from the ground to the roof’s apex.

Once I purchase my ranch, how long do I have to build my home? There is no required time to begin construction. However, once you begin building, you have 18 months to complete con- struction.

How will my ranch be protected? A full time Ranch Manager lives on site. The entrances will be secured, making ours a gated community. A Protective Covenants is in place to protect your investment. No trailer homes, modular homes, mobile homes, or pre-fabricated homes are al- lowed. Architectural and landscaping approval is required prior to construction start.

Can I have horses on my property? You may have one horse per 5 Acres of property.

Is there going to be a Home Owners Association and what is the annual fee? Yes, a Ranch Owners’ Association is established. The Owners Association Fee is $2500 per Year with a $500 Initial Capital Contribution. Roads within the community are private and will be maintained by the Owners Association. Annual dues for the Sportsmen’s Club are $1,000.

What can I expect to pay in Annual Property Taxes? Your Cascade County Annual Property Taxes are approximately $300 per $150,000 of purchase price.

Are the amenities completed? All amenities are completed and currently being used by owners. Amenities include a rodeo & riding arena and support facilities, a small equestrian center, a teepee village with fire pits, and an extraordinary western style Owners’ Club House with a full kitchen, bar, dining hall, pool table, and fitness center.
